6 2019 SOUTHWEST BUILDINGS & FACILITIES MANAGEMENT SHOW & CONFERENCE SWBFM’19 C onference S chedule Thursday • Feb. 21, 2019 Talk 9 – 9:00am - 10:00am BIDBIRD AND HOW IT AFFECTS YOU! Trevor Pan, Principal, Trevor Pan-Architect, PLLC Created by Trevor Pan - Architect, the BidBird website connects building owners, architects/designers/engineers, builders & product manufacturers in a new and seamless manner. BidBird’s approach provides comparable bids, jobs, and product placement. Post jobs. Bid jobs. BidBird Talk 10 – 9:00am - 10:00am NAVIGATING ENVIRONMENTAL HAZARDS IN YOUR FACILITY Erik Lundgaard, President, MSE Environmental Understanding the environmental risk most facility managers endure in their buildings can be confusing. Environmental hazards involve specialized knowledge to navigate the exposures your occupants face. By educating your management and facilities teams, we minimize the potential risk from environmental hazards. Steve Frost, Regional Director of Operations, McKinstry We all know new properly commissioned buildings have fewer change orders, are more energy efficient and have lower ongoing O&M costs. But then what happens? We’ll share best practices for ensuring your building maintains that “just commissioned” efficiency well into the building’s life cycle. Talk 12 – 10:15am - 11:15am INTELLIGENT SERVICES Dan Beyer, Controls Team Leader; Grant Lucier; Sean Horvath, Southwest Trane Learn how your building is an important part of your business, and it’s a complex, changing environment that every day presents opportunities to impact your business outcomes. How building owners can analyze energy data to validate the health of their buildings by using data to make educated building decissions. Will Southcombe, PuroClean of Chandler Attendees will learn about the causes of mold in indoor environments, tips on preventing mold; health and safety concerns regarding mold. Proper remediation procedures will be discussed. Talk 14 – 11:30am - 12:30pm THE NATURAL TRANSFORMATION OF FM TO LEADERSHIP, OWNERSHIP, AND INTO THE CSUITE Jacob Kashiwagi, Managing Director, KSM, Inc. The FM Professional of the Future should be a leader who uses metrics to decrease cost to get the ear of the C- Suite, rather than a technical expert. This leadership approach is also being tested with K-12 students. This is validated by 2,000 tests ($6.6B) and 10-30% in project cost savings. Talk 15 – 11:30am - 12:30pm UTILITY COORDINATION STARTS WITH “U” Al Field, President, Al Field & Associates All projects require some degree of involvement with utilities. Some require only new services; others find relocation necessary. Others need to be cleared before the project can begin. How can I minimize the impact utilities have on my project? Talk 13 – 10:15am - 11:15am MOLD AWARENESS TRAINING FOR THE COMMERCIAL, INDUSTRIAL & PUBLIC SECTORS Talk 11 – 9:00am - 10:00am MAXIMIZING BUILDING PERFORMANCE

2019 SOUTHWEST BUILDINGS & FACILITIES MANAGEMENT SHOW & CONFERENCE By Don Toole, Flagship Facility Services THINGS YOU CAN DO TO MAINTAIN YOUR AGING FACILITIES
“The key to maintaining an aging facility is being proactive and preventing breakdown” Your facilities
your business: Roof: Roof lifespans vary based on the type of surface installed, weather and the ma- terials needed. According to the National Roofing Contractors Association, your roof should be checked prior to the begin- ning of winter and summer. Any areas of concern need to be addressed before they become major expenses. • Plumbing: Aging, defective pipes can contaminate a build- ings drinking water. For build- ings without any filtration, this could turn into a major health crisis. To combat this challenge, hire a licensed professional to do annual inspections on your plumbing system and make adjustments based on their recommendations. Give some serious thought to replacing your fixtures as new ones can
greatly reduce the amount of consumption and lower your annual costs. • Lighting: Installing a new lighting system can bring life to your aging building and save on costs too. Before adding new lights, consider bringing in more natural lighting if possible. Natu- ral lighting in the workplace has been known to improve morale, lessen absenteeism, and reduce stress according to Psychology Today. HVAC Systems: No matter the time of year, these systems are leaned upon heavily which is why maintaining them is a must—especially in an aging facility. Sometimes replacing older systems is the best op- tion so long as the new system is compatible with your build- ing. Watch these closely and make sure a strict maintenance
regimen is adhered to as the comfort and productivity of your staff depends on their function- ing correctly. SUMMARY Aging facilities require more attention in order to continue to support the staff that is de- pending on them. Be proactive in your approach regardless of the need. By doing so, you’ll protect your most costly asset (after your staff of course!) and save precious resources in the process. Don Toole is Senior VP of Sales for Flagship Facility Ser- vices. Don has been a leader in facilities services for over 20 years, driving the growth of small and large facility ser- vices organizations including Southern Management, ABM, Sodexo and, currently, Flag- ship Facility Services.

business are created. Facili- ties age, but those that receive regular maintenance age more gracefully. Replacing the op- erational components of your facility (think HVAC!) can turn into a costly proposition that can eat away at your profit margin. Since you can’t afford to replace it…why not maintain it? Here are a few areas to focus on to make sure your aging facil- ity continues to serve you and
Buildings have energy coursing through their veins— heating, cooling, lighting. This energy is full of valuable data and insight just waiting to be translated and deciphered. If you can hear what it’s saying, decode the message, go beyond the building, then you can transform the building into a place with meaning and purpose. LET’S GO BEYOND. ™ Trane.com | 888.223.8518
