Duties & Responsibilities
• Regional ownership of Property matters within the patch, working with the Head of Assets & Compliance and the General Managers to execute the Asset Strategy at a local level • Regional lead for reviewing the Stock Condition Survey and Planned Maintenance work to agree priorities and execute the programme of work through the Framework contractor. • Working in partnership with the Service Manager and local Supervisors for PALS (in- house Property Repairs and Maintenance teams) to deliver the Regional Property KPIs and support prioritisation of repairs vs planned maintenance and investment • Project Management of planned building projects, developing project plans and budget monitoring • Conduct / oversee major works surveys and complex case management within statutory compliance and ensuring value for money • Conduct options appraisals on vacant properties / investment projects. • Local ownership of leases and license arrangements for commercial properties, ensuring landlord obligations are met and
overseeing the void process. • Producing written reports to inform Executive and Investment Committee on property matters. • Site visits on a regular basis monitoring project progress and onsite activities. • Management of contractors and monitoring of PPM works delivered by our in-house maintenance teams to provide expert guidance • Working to a ‘Co-Production’ ethos with the people we support as a professional business partner/advisor for the Trust working collaboratively with the Supported Living and Green Care operations team. • Working closely with and building a rapport with the supply chain to establish excellent working relationships and leverage best value for The Trust; ensuring works are completed to budget, on time and to quality standards. • Stakeholder management is vital to this role, working closely and collaboratively with service users and their families, communicating effectively on a regular basis.
Regional Surveyor Salary:
£55,000 Location: Gloucestershire, West Midlands, and Hertfordshire
The Regional Surveyor plays a key part of the Estates team. With a unique estate consisting of urban and rural portfolio of 350 properties nationally, this is a diverse and very exciting opportunity. As the Regional lead for the portfolio in your area you will be delivering capital investment programme, major infrastructure upgrades, and planned maintenance projects as well as providing professional assessment and advice in relation to the repair and maintenance requirements to improve the condition of our unique property portfolio. This position plays a crucial role in assessing and recording the condition of our properties, project management of investment projects and programmes of work. You will ensure timely completion of works, to quality and budget; overseeing contractor activities to ensure safe working practices are adhered to.
The Trust is developing an environmental strategy roadmap towards NetZero. You will be involved in developing and implementing this strategy, knowledge and experience of sustainable property management is highly desirable. Location: A hybrid working role, balanced with time on site working from our communities and home. Geographically covering Gloucestershire, Stourbridge, St. Albans and Watford communities. The scale and complexity of the investment programme in the next 24 months balanced towards Gloucestershire. You will therefore ideally be located within easy reach of Gloucester and for monthly visits to Stourbridge / North London and therefore within the M5/A40/M40/M4 Triangle.
