Coastal Sussex, Delaware Growth Booming! BREWS, BUDS, BEDS & MEDS!

T

he past 12 months have brought stellar and ex- plosive commercial real

Rte. 1 in Rehoboth—a 60-room Days Inn that has planning & zoning approval to be located on Rte. 1 North almost directly behind the Rehoboth Diner & Fins Ale House, and another on southbound Rte. 1 at the current site of Jake’s Seafood Restaurant. The need for necessary medi- cal services and new health- care facilities is also influenced by the population growth. The new Bayhealth Hospital facil- ity is under construction in the Sussex County area of Milford. Beebe Healthcare Systems has announced a $180 million

expansion which will include upgrades to the Lewes campus and development of a specialty surgery center on Rte. 24 in Rehoboth Beach and a new Beebe Hospital medical walk- in clinic is also slated on Rte. 1 in Rehoboth Beach. A new EMS facility is currently being built on Plantations Rd., just north of Rte. 24. In addition, Sussex County’s only medical marijuana dispensary, First State Compassionate Care, has also opened for business at the Vineyards of Nassau Valley on Rte. 9. Transportation challenges

continue to grow, especially in the summer months when tourism is at its peak. To meet them, the newDELDOT trans- portation hub/bus terminal is now in service in Lewes, which is expected to be used by visi- tors going to the Tanger Out- lets, and into town in Lewes and Rehoboth, and hopefully will alleviate Rte. 1 traffic. The Coastal Sussex region has become more of a seven-to-nine month destination for hospital- ity and tourism, and projec- tions are that this timeframe will continue to expand. Traffic on the east-west arterials of

Rte. 24, Rte. 9 and now Rte. 16, has increased as a result of the growing number of new housing communities built along these roads. However, Sussex County is fortunate that the level of population growth currently appears more than sufficient to support its growing commercial and office explosion. Looking to the fu- ture, we also expect to see more growth to the west in the areas of Milton, Millsboro, Longneck and Georgetown. age venues, with more choices inland now as well as along the densely developed Coastal Highway/Rte. 1 corridor. The culinary trend of the brewing/ distilling eateries is increas- ing with no less than ten new locations from the Milford/ Milton area south to Dewey Beach. The iconic Dog Fish Head Brewery has added a new, spectacular building on Rehoboth Ave. in Rehoboth Beach. Other great brew/ gastropub additions include Mispillion River Brewing, Crooked Hammock, Crust & Craft, Forgotten Mile, Revela- tion Craft Brewing and Dewey Beach Brewing Company. There is also a new Iron Hill Brewery slated for construc- tion later this year at Hol- land Glade Road & Rte. 1 in Rehoboth. And there are sev- eral new restaurants includ- ing Rosenfeld’s Jewish Deli, Baked, Vineyards Wine Bar, Blue Coast/Rehoboth Beach, Indigo (Indian cuisine), Blue Hen, Mug & Spoon, &Big Chill Beach Club. The driving factor behind the increase in eateries and other commercial establishments is the large number of people re- locating here. Whether it is for early retirement, part time va- cation homes or job relocation, lower “slower” Delaware is the ideal choice for many seeking affordable yet luxurious hous- ing, quality of life, low income taxes and no sales tax. Many of those relocating for jobs are employed in the healthcare expansion. The tourist season from Memorial Day to Labor Day certainly supports many commercial businesses, but increasingly the year round population has grown signifi- cantly. This is illustrated by the number of new housing communities which are thriv- ing within ten to 20 miles of the beach communities. The influx of people is also driving growth in the hotel industry.
