A Note From Sachi: My mom has been my biggest cheerleader my whole life. Her support and unconditional love made me into the person I am and the mother I am to my own children. Best Part of Being a Mom: The privilege of being a part of the making and raising of three beautiful kind human beings. I especially love to see them in their creative space working together (short movie /skit and slideshow productions etc.). A Perfect Day in Hawaii: Anything that has to do with being in nature — a sunny, light breezy day on the beach, bodyboarding, and surfing with hubs and kiddos — maybe even a mid-morning hike (not too long for our youngest, though). We sometimes take a short hike near Schofield or around Mililani. Oh yes, and my morning cup of coffee. A Note from Sachi: Sasha is one of the busiest moms I know, but she is very good at being present and in the moment. She juggles so much but is able to focus on the here and now and creates beautiful family memories in the small moments.

Median sales prices rise slightly as sales volume dips for both single-family homes and condos. According to the latest resale data from the Honolulu Board of REALTORS®, the spring real estate market in Honolulu kicked off with subdued activity. In March, there was a 2.5% decrease in year-over- year sales for single-family homes, while condo sales experienced a more significant decline of 22.5%. The median sales price for single- family homes saw a modest increase to $1,100,000, up 1.5% from the previous year. In contrast, the median price for condos dropped to $500,000, marking a 6.7% decrease from the record high of $536,000 set in March of the previous year. "Elevated mortgage rates have contributed to a slowdown in market activity," noted Fran Gendrano, president of the Honolulu Board of REALTORS®. "However, there are positive indicators, including strong demand for single-family homes in more affordable price ranges and a rise in pending sales." Both single-family homes and condos typically went under contract within a month of being listed. The median days on the market for single-family homes was 31 days, and for condos, it was 29 days. Despite the overall slowdown, single-family homes remained attractive to buyers, with 280 pending sales, an increase of 8.5% compared to the previous year. Condo sales, on the other hand, remained steady, with 439 pending sales, representing a moderate 1.1% decrease from the previous March. "The path to homeownership is different for everyone based on their individual needs. Working with a REALTOR® ensures that clients have the necessary support and expertise to navigate the ever-changing market dynamics," added Gendrano.

However, the condo market saw an increase in new listings, with 647 new units added, up 22.1% from the previous year. Overall, new listing volume rose in both markets for the first quarter, with single-family homes up by 9.7% and condos up by 16.2%.

YOUR 4-WEEK SPRING- CLEANING CALENDAR

THIRD WEEK: THE BATHROOM You’ll want to begin by removing the grime from the showerhead and sanitizing the curtain. The curtain can be scrubbed and air-dried in the sun.

Spring-cleaning can be overwhelming. From the kitchen counter to the ceiling fan, there’s a lot of ground to cover. But there’s a trick to make it easier: Breaking down the work into quick, doable tasks spread over four weeks. FIRST WEEK: THE LIVING ROOM The start of every journey begins with a single step, and that step is acquiring and prepping supplies. Wash out buckets, empty vacuum bags, throw microfiber cloths in the wash, clean mops, and shake out brooms. Next, it’s time to clean the light fixtures. Use a microfiber cloth to wipe away dust and debris. Then dunk the cloth in soapy water, wring it out, and scrub the light fixture covering the bulb until it shines — just make sure you turn the lights off first. Once you’ve finished the lights, head to the bookshelves. Dust the tops and wipe down the sides. Make sure to wipe down any pictures or framed art on the wall. Lastly, move the furniture and vacuum underneath. SECOND WEEK: THE KITCHEN Clean the dishwasher filter first. Devote the next two days to getting the stove to sparkle, including ridding the vent of grease. Wipe down the countertops and the cabinets. Clean out the microwave and wipe down any other countertop appliances. Congratulations, week two is over!

For the toilets, get under the rim with a toilet brush and give the much-ignored back some love, too. Now that the toilet’s shining, it is the perfect opportunity to get the floor. Take a little extra time to get the baseboards. FOURTH WEEK: THE BEDROOM Clean the bedrooms from top to bottom. Now is a good time to wash your pillows and air-dry them. Bedroom ceiling fans can build up a lot of gunk over the winter. An easy way to clean them is by pulling a pillowcase around the blades and pulling them back. Next, polish any wood furniture. Thoroughly clean the windows with glass cleaner or a homemade mixture of vinegar and water, and remember to clean the window tracks. Lastly, test the batteries in your smoke and carbon monoxide detectors.
