Median sales prices rise slightly as sales volume dips for both single-family homes and condos. According to the latest resale data from the Honolulu Board of REALTORS®, the spring real estate market in Honolulu kicked off with subdued activity. In March, there was a 2.5% decrease in year-over- year sales for single-family homes, while condo sales experienced a more significant decline of 22.5%. The median sales price for single- family homes saw a modest increase to $1,100,000, up 1.5% from the previous year. In contrast, the median price for condos dropped to $500,000, marking a 6.7% decrease from the record high of $536,000 set in March of the previous year. "Elevated mortgage rates have contributed to a slowdown in market activity," noted Fran Gendrano, president of the Honolulu Board of REALTORS®. "However, there are positive indicators, including strong demand for single-family homes in more affordable price ranges and a rise in pending sales." Both single-family homes and condos typically went under contract within a month of being listed. The median days on the market for single-family homes was 31 days, and for condos, it was 29 days. Despite the overall slowdown, single-family homes remained attractive to buyers, with 280 pending sales, an increase of 8.5% compared to the previous year. Condo sales, on the other hand, remained steady, with 439 pending sales, representing a moderate 1.1% decrease from the previous March. "The path to homeownership is different for everyone based on their individual needs. Working with a REALTOR® ensures that clients have the necessary support and expertise to navigate the ever-changing market dynamics," added Gendrano.
