The Outliers
As you can see here, there is a clear outlier property. It’s the one way below the trendline. You’ll notice a few key differences with this property and the others. First, it’s smaller with the others being over 3000 Total Square Feet (TSF). Second, it’s built in 2005 while the others were built between 1997 – 1999. As you investi- gate more you’ll find it is part of the patio home area of the neighborhood while the other sold properties are more independent lots, which are much larger. Now that we understand why that property is so far off the line, we are going to focus on the similar pro- perties or neighboring properties to our home in terms of size. Again, we are looking at similar finished square feet. So there are two that really are close in that regard.
