DUTIES AND RESPONSIBILITIES
Operational Delivery • Responsible for the day to day management and professional work relating to the property portfolios of Guys and St Thomas NHS Foundation Trust in accordance with landlord and tenant legislation and good estate management practice and dealing with, lease renewals, grants of new leases, landlord consents, property inspections, rent arrears and debt recovery and the co-ordination and calculation of service charges. • To provide and receive highly complex, sensitive and contentious information and deal with it in an appropriate manner. To be able to brief senior managers in an efficient and succinct fashion. To make cogent judgements across wide estate issues taking into account legislation and conflicting demands. • To plan and co-ordinate a broad range of complex activities including legal, planning applications and occupations across the Trusts estate and to adjust plans and strategies to meet priorities. Sustained periods of mental concentration will be required and an ability to adapt to unpredictable work patterns. The working environment is fast paced and changeable. • Respond to planning applications on behalf of the Trust for adjacent property developments to protect the Trusts interest. This will include representing the Trust at external meetings. • Support the CAD team by providing accurate up to date information on plans and information of the whole estate covering all aspects of information necessary, including legal plans. • Liaise with non-Trust occupants of Trust space to assist in the preparation and maintenance of service level agreements for the provision of utilities and building and engineering maintenance. • To use computer software to develop or create reports and documents and to have wide experience of storing and managing legal property documents. Contract Management • Lead on complex negotiation’s on new lettings and lease renewals and undertake general estate’s management work relating to Guys and St Thomas NHS Foundation Trust. • Negotiate and agree terms for licences, wayleaves and easements in respect of the Trust’s property and investigate and resolve encroachments on Trust holdings. • The post holder will be an authorised signatory to a pre-agreed delegated budget and will provide support in managing the overall Property Services’ budget currently in the order of £19 million pa.
