The number of detached listings in Coquitlam decreased to 326 in July, 4% below June and 43% lower year-over-year. The 111 detached sales in July represented an increase of 37% from June and 29% higher vs July of last year. Coquitlam’s sales-to-listings ratio increased to 34% as the detached segment remained in seller’s market territory. The benchmark price in July was $1.23M, 1.5% higher vs last month and a 5% increase year-over-year. The average sold price was $1.34M in July, up 3% year-over-year and 7% higher month-over-month.
