The number of townhome listings in Richmond decreased to 297 in July, 6% below the previous month and a 40% decrease vs July 2019. The 97 townhome sales in July were 56% above June and 49% higher year-over-year. The townhome sales-to-listings ratio increased to 33%, as Richmond’s townhome market transitioned to seller’s market territory. The benchmark price for townhomes in July was $801,700, 1.3% above June and 5% higher than in July 2019. The average sold price was $871,813 (3% above June) with an average PSF sales price of $591 (1.8% below June).
