Hello from Ardmac,

Welcome to our newsletter, where we will keep you up to date with current developments and thinking within our Interiors unit. This issue showcases some of our recently finished projects and looks at progress on our live projects. This issue will also highlight a number of campaigns we are working on, including our goal to become net zero by 2030, our Women in Construction focus and our new plans around pollination for 2024, signalling our commitment to biodiversity conservation. Ardmac sponsored the ‘Fit Out Project of the Year’ at the Irish Building and Design Awards. The award was presented by Ardmac’s Director of Interiors, Hugh Ward. We were proud to be in a room full of industry leaders recognising quality and innovation within each project. Santander, OFFICE Space Ardmac were chosen as main contractor to complete a full office interior fit-out for CNP Santander; a financial services company.

The newly reconfigured space, consisted of multiple cellular offices, and a large open plan space equipped with multiple workstations. Large and small meeting spaces, smaller phone booth spaces and break out and canteen spaces for client’s teams. The fitout included the install of all new floor and ceiling finishes, new glazing systems complete with both fluted glass and graphic manifestations and full integrated acoustic systems. Mechanical and electrical systems were fully upgraded as part of the works. The mechanical works include the supply and Extract Ventilation system, plumbing and waste to micro- kitchen/tea station and additional air conditioning units and the Electrical works included installation of new electrical fittings - power and data, new light fittings and a full upgrade of the fire alarm system. The space was fully equipped with Audio Visual systems to meet the client’s needs and a fully integrated security system that operates across all Santander offices globally. The M&E system was fully integrated with the existing BMS system to ensure full energy monitoring was possible for the remote Santander facilities team.

In the heart of Dublin 2, Santander embarked on a transformative journey to redefine their office space. Santander recognised the imperative need for a revamped and optimised office environment. This project aimed to downsize their existing office space, embracing a strategic change of the floorplate to align with evolving operational requirements. This project consisted of open plan, cellular offices, meeting rooms and a reception area. The works within the sub-tenancy demise included the full strip out of the existing fit out. Care was taken by the design team to ensure as much of the existing FF&E as possible was used to minimise waste from the demolition. Ardmac operates and maintains a certified ISO 14001:2018 certified Environmental Management System. As part of our ESG programme ‘Sky Blue’, we work consistently to reduce the environmental impacts of all our business activities.

Client: CNP Santander Location: Dublin 2 Project Size: 500m2 Santander’s office fit-out project stands as a testament to strategic planning, seamless execution, and collaborative expertise. The result is a revitalised workspace that not only meets but exceeds the evolving needs of a dynamic financial institution. time and enabled management to focus on productively delivering the project. Through monitoring field productivity daily, variances were tracked. Last Planner provided us the facility to categorise these variances and thus, identify trends.

Working within an existing multi-tenant area posed numerous challenges for the Ardmac team. We actively coordinated with other tenants and the landlord team to minimise disturbances, manage noise and dust, work with limited space for logistics, and synchronise tasks with concurrent construction activities, all while always ensuring safety as the priority. Ardmac’s dedicated ‘Safety First’ programme is a significant contributor to our excellent safety performance. For the duration of this project, Toolbox Talks were executed each morning preparing the team to navigate complexities and minimise disruptions. Our client had a clear and defined deadline to vacate their existing space. This resulted in the project needing to be fast tracked to meet agreed timelines. Ardmac work ‘Smart’, meaning we have digitalised all our processes. To fast track this project, we used our Last Planner System (LPS). LPS allowed us to plan our programme effectively, removing constraints ahead of

frames, architraves, and skirtings throughout the space. This has transformed the appearance and atmosphere of the area, giving it a fresh and modern look. the installation of new acoustic barriers in the ceiling and floor zones. This addition has significantly improved the sound insulation of the space, creating a quieter and more peaceful work - ing environment. Additionally, new furniture was installed to complement the new design and provide comfortable and functional workspaces. The project included Ardmac and Scotiabank are aligned on our ESG goals to minimise waste and ensure all materials are ethically and sustainably sourced. Ardmac were delighted to follow Scotiabank’s policy on recycling by reusing as much as possible, existing finishes such as carpets, glazing, ceilings, and furniture, thereby minimising waste and reducing the project’s envi-

modifications to the existing supply and extract ventilation system. We also relocating existing waste to accommodate new tea station areas. Furthermore, the existing low-pressure hot water (LPHW) systems were upgraded, improv - ing the heating efficiency and overall comfort of the newly renovated space. Our work on this project encompassed various aspects of construc - tion and renovation, resulting in a transformed and improved workspace for Scotiabank. Ardmac completed an extensive range of electrical works as part of this project. This included modifying existing electrical fittings to accommodate new power and data needs, as well as making minor adjustments to light fittings to match the new office layout. These modifications also involved upgrading to more energy-efficient fittings to ensure greater sustainability

The project involved the fit-out of approximately 1,470 sqm of office space on level 2 of a multi-tenant building in the heart of Dublin 2. The goal of this project was to create a functional and efficient office space to accommodate Scotiabank’s requirements. The office space on level 2 was previously occupied by other tenants, meaning some recon - figuration was needed to suit Scotiabank’s needs, these changes were minor and demolition on this project was minimal. The works completed by Ardmac have enhanced the area’s overall aesthetics and improved function - ality by creating separate work - spaces. In addition to partitions, the project included installing new ceilings, installation of new doors,

in the workspace. We modified the existing smoke detectors and fire alarm panels, ensuring the safety of employees within the office premises. This project required modifications to the data and electrical trunking to service workstations effectively. As part of the desk layout changes, we made modifications to the power supply, ensuring that all new desks have a reliable and efficient pow- er source. We upgraded the Wi-Fi points, improving connectivity for staff within the office. Notably, the Ardmac team has also been involved in the modifications of AV (audio-visual) and security systems to enhance the overall functionality and security of the office space. Finally, we have facilitated the required sprinkler upgrade works to accommodate the new office layouts, enhancing the safety infrastructure of the premises. The programme was fast tracked to deliver additional work scopes and to meet the client’s accelerated timeline. Our industry knowledge and commitment to working collaboratively, enabled us to deliver enhanced quality and programme certainty. The Ardmac team took on the challenge of this complex city centre project and delivered a result we’re very proud of in a timely manner, fit for the purpose intended by the very happy client.

live projects 5&6 Georges Dock We are just weeks away from handing over this transformative fit-out project at Georges Dock. As part of this project, the Mechanical and Electrical systems were fully upgraded. We integrated energy-efficient technologies such as HVAC systems, LED lighting, and smart controls, to reduce energy consumption and carbon emissions, and deliver an altogether more sustainable office space. Recently Completed Invest NI Ardmac recently completed a construction project for Invest NI, involving a full refurbishment of the 3rd floor of Riverhouse at the City Quays, Dublin. The goal of the project was to create and establish the presence for Invest NI’s Irish hub. Invest Northern Ireland (Invest NI) is Northern Ireland’s regional economic development agency. It is a non-departmental public body (NDPB) of the Department for the Economy

Recently Completed Lockton Insurance

Ardmac were contracted to complete the refurbishment design and fit-out of a 465sqm office space for Lockton Insurance on Lower Leeson Street in Dublin 2. The project involved the installation of new partition walls, ceilings, glazed screens, doors, flooring, and furniture. These additions help to improve privacy, noise reduction, and aesthetic appeal, creating a more comfortable and functional environment for employees. Additionally, modernising the office space can enhance productivity, and overall satisfaction among staff, ultimately leading to increased efficiency and success for the business.

Pollinator Plan: Introducing a groundbreaking initiative, the first colaboration with the All-Ireland Pollinator Plan, it offers a com- prehensive toolkit comprising 42 pollinator-friendly actions. As partners of Host in Ireland, we will be participating in this vital en- deavour, signaling our commitment to environmental stewardship and biodiversity conservation.

As the world becomes increasingly aware of the crucial role bees play in our ecosystem, gardeners are seeking ways to support these vital pollinators. One simple and ef- fective method is planting bulbs specifically chosen to attract and nourish bees. From vibrant tulips to delicate crocuses, these floral delights not only add beauty to our gardens but also provide essential food sources for bees. By 2050, we could lose 90% of the bumblebee population in Ireland. In 2019, they were down 24% year on year. 1/3 of our 101 wild bee spe- cies are under threat of extinction. We are grateful to have such a diverse and talented group of individuals driving our company forward. Ardmac’s Architectural Manager, Ciaran McMahon was guest speaker to the Architectural Technology and Management students at Ulster University. Ciaran informed the class of best practices in managing larger projects using BIM and collaborative working practices. He discussed the importance of setting up projects in a cloud-based location, enabling seamless work sharing and collaboration amongst team members. At Ardmac, we work “Smart” meaning we deploy innovative technology throughout our business to empower our people, drive performance and delight our customers. SAFETY FIRST Our Regional Senior SHEQ Advisor Kenneth Lambe is pictured recently on site checking our WAH equipment (Mobile Scaffold Tower) tag during his weekly SHEQ site audit. If equipment is not properly checked and maintained, it could malfunction or fail while in use, leading to accidents, injuries, or even fatalities. Regular inspections and maintenance can help ensure that equipment is in good working condition and is safe to use.
