Key Roles &Accountabilities

• Ensure appropriate safety procedures and safe working practices are in place and are adhered to by the maintenance team and contractors • Complete risk assessments as required. • Ensure all relevant processes and procedures are up to date and in place • Line manage the maintenance team in carrying out day-to-day duties including planned works, general maintenance activities, portering and site safety. • Identify the need for works and repairs as they become apparent, with approximate costings. • Ensure adequate shift cover is provided to maintain the facilities services, including the Campus Support Officers • Ensure that maintenance staff appraisals are completed with clear goals, linked to the department operating plan and SAR. • Ensure that high levels of workmanship are completed by the maintenance team and contractors, within the agreed period. • Maintain the Building Conditions Schedule to inform priority works for the annual plan, budgets, and as funding becomes available • Manage and supervise contractors carrying out maintenance and repairs to college property and equipment and signing off works completion. Ensure their training, agreement to and compliance with college procedures, with particular regard to health, safety and safeguarding. • Main point of contact, responsible for contract management of outsourced services such as cleaning and car parking • Provide regular management information describing works scheduled for completion and carried out • To report on facilities works, service level agreements, planned project updates, work completion dates and planned staff TOIL and overtime to Head of Estates • Ensure all College archive records are held, maintained and controlled efficiently, in accordance with legislation and college policy • Maintain budget control on maintenance works, keeping to financial regulations. • Obtain quotations for agreed project works from contactors, adhering to the college financial regulations. • Ensure that audit and insurance company recommendations and actions are planned, logged and completed within the recommended timeframes. • Support the Head of Estates with Project Management of new builds and refurbishments • Carry out minor repairs and maintenance work to buildings and equipment. • Be a member of the College Sustainability Group and encourage sustainable initiatives across College • Ensure that excellent customer service is always delivered • Understand and actively promote equality of opportunity for all including students, parents, staff, employers, visitors and suppliers. • To work in a manner that shows respect for others and is within college policy with particular reference to Health & Safety policy and procedures and Equality & Diversity policies. • Conduct yourself in a manner that shows respect for others and is within college policy with particular reference to Health & Safety policy and procedures and Equality & Diversity policies. • Carry out any other duties as appropriate to the level of the post.
