THE COMPANIES WORKED TOGETHER ON THE UPGRADING OF THE BOILER ROOM AT THE SHELTERED-LIVING DEVELOPMENT IN WEST BELFAST… CTS and C&F Quadrant bring hot water back to Fruithill Fold

F acilities management company CTS worked closely with Radius Housing Association in Northern Ireland to solve heating issues at Fruithill Fold, a sheltered-living development in West Belfast. The award-winning company partnered with C&F Quadrant last July to improve the heating and hot water supply for the tenants. The boiler room was very dated, and the boilers were in danger of imminent failure. However, it was not possible to simply turn the heating off, so a temporary plant room was required to keep everyone warm for six weeks, until the completion of works. To upgrade the boiler room, CTS and C&F Quadrant agreed on replacing the existing setup (two natural gas boilers and a hot water cylinder) with three 120KW ACV units for the best use of the space. The use of ACV units would also ensure the supply of adequate heating and particularly hot water. The brand-new control panel also made it a lot easier to program the boilers and ensure they would operate efficiently. CHALLENGES All works were completed in six weeks as per the project plan. However, the airlocks posted a bit of a challenge after that. The installers spent five days carrying out checks in all 39 properties and cleared a lot of air from the system. This had already been foreseen by CTS and C&F in the planning stage, and that also contributed to the project’s success. TENANT ENGAGEMENT The right tech was key to the success of the project, but tenant engagement was crucial to managing potential disruptions. The installers met every morning with the development coordinator to ensure any issues were being managed and this meaningful consultation provided great reassurance throughout the project.

The feedback from the tenants following the completion of works has been excellent and, according to Paula, the development coordinator, this high level of communication was key to a successful delivery of the project. “From the start, I was informed on how each step of the installation was progressing,” she commented. “The CTS staff were polite and courteous. Everyone is very happy with the results.”
