Ardmac Interiors recently completed an exciting renovation project at Grand Canal Plaza in Dublin, spanning 1,300 sq metres over two floors. The client for this project was Rohan Holdings, with the bid being facilitated through Aecom/BKD. Ardmac acted as the main contractor and Project Supervisor Construction Stage (PSCS) for this innovative fit-out project. The scope of the project included a CAT B fit-out of an existing CAT A space, incorporating new office spaces, meeting rooms, kitchen/tea station areas, breakout spaces, and a communications room. Landlord works included small areas of demolition to accommodate new mechanical and electrical installations, the erection of new stud and glazed partition walls, installation of two new kitchen/

tea station areas, comms room installation, new doors and screens throughout, and the provision of furniture and low-level partitions for storage. The mechanical contractor scope of work involved new water service installations, heating and cooling service modifications, new ventilation services, BMS controls, soils and waste installations, and commissioning and certification. The electrical contractor scope included lighting modifications, power installations, general and emergency lighting installations, structured cabling, security systems, fire alarm modifications, and commissioning and certification. Other aspects of the project included coordination and management of loose furniture installation, bespoke fitted joinery elements, existing blind/ window treatment retention, and new AV installations as directed by the client. Ardmac completed this project in just 11 weeks. Some challenges encountered during the project included working within a multi-tenant area with other construction activities ongoing,

accommodating various accommodation types within the space, and managing access and logistics within a live building with adjacent tenants. Despite limited space, strict noise regulations, and heavy foot traffic, Ardmac managed to effectively coordinate deliveries, access permits, and work schedules to ensure minimal disruption to the surrounding businesses and residents. Overall, Ardmac Interiors successfully completed the Grand Canal Plaza renovation project, meeting all client requirements and delivering a modern, functional space within the specified timeline and budget.
