KO Door Company provides services for large construction projects that include hundreds of units, so they knew ample warehouse space would be an essential feature of the office space they selected, and St. John Properties was able to deliver the ideal space. “About 75 percent of our space is warehouse,” said Kevin Ott, president/CEO of KO Door Company, adding that the space is also occasionally used for very light manufacturing. Project managers, administrative staff and estimating/preconstruction staff occupy the remaining office space, which “suits us very well,” said Ott. For KO Door Company, “location was the primary factor” when choosing its current space, because being in close proximity to highways was key. “It is conveniently located near I-70, C-470 and Hwy. 6, so we can get around town and to Longmont/Loveland/Ft. Collins and
remains in good condition. “SJP maintains their properties very well and takes care of issues if there are any,” Ott said. He finds St. John Properties to be “very good to work with overall” and “very accommodating.” With a warehouse and storage space it can rely on, KO Door Company is able to meet the supply and installation demands of large-scale construction projects throughout Colorado’s Front Range, outfitting them with high-quality doors, frames, trim and accessories that will satisfy occupants as well.
He added, “We actually found a space that was already well suited for our needs, so we did not do much customization.” KO Door Company’s previous location was in a St. John Properties space as well. “It was nice that St. John allowed us to move within their portfolio prior to the end of our initial lease without any penalties or problems,” Ott said.
