St. John v18 n3

H omeowners and homebuilders have a lot of decisions to make during the building and home improvement process. That means tile, hardwood, laminate, carpet and other flooring materials are carefully considered. Not only that, but the color palette expands the list of possibilities — will darker or lighter tones make this small space appear larger?

The L&L Company, a full-service floor and window covering company, has all the answers. While The L&L Company has served the new construction industry for more than 55 years, they have also been a loyal St. John Properties client, leasing space in eight different greater Baltimore and Washington, D.C., region locations since 2005. All of the locations are situated within 75 miles of their builders’ new home communities. “This makes it convenient for our field personnel and contractors so they can be close to the housing communities,” said Mike Geisler, president at The L&L Company. “Central to our Glen Burnie location that we lease from St. John Properties, L&L is able to service about 40 different homebuilders.” Geisler said location is the most important factor in any facility, because it needs to accommodate both the company’s material partners and contractors, while providing access to major thoroughfares for easier reach of new communities and homebuyers. “These factors continue to lead us back to a St. John property,” he said. The Glen Burnie operations center houses local personnel who facilitate plan take- offs, estimates, installation operations, material inventory and bookkeeping. The design centers serve as showrooms for

homebuyers to browse the different materials and make their product selections. By appointment, homebuyers meet with one of The L&L Company’s design consultants to visualize their floor and window covering needs in a like-home environment. “The sizes of SJP’s facilities have allowed us to utilize the right amount of space as inventory needs dictate,” Geisler explained. “With a recent move from one of SJP’s flex buildings to another, we were able to increase our space to accommodate our growth.” As a St. John Properties tenant for a quarter century, The L&L Company has seen its fair share of growth throughout the years and cites SJP for its accommodations and the variety of facilities it offers. “Over the past 25 years, SJP has allowed us to move as our work shifted so that we can be flexible and close to our customers. With SJP’s large inventory of facilities, it makes that process smooth,” Geisler said. “And as design essentials change over time, SJP accommodated our needs in creating design center floor plans to meet the needs of our homebuyer customers.”
