When do I receive my rental income? Rent from tenants is received into a Trust Account and released to property owners on a weekly basis via direct transfer to their nominated bank account. How are maintenance issues managed? Where possible, we aim to respond to maintenance calls within 24 hours. All reports are actively collected and monitored using the latest software. Unless emergency circumstances determine otherwise, we seek to advise landlords prior to any maintenance works being carried out. How often will my property be inspected? Once or twice per year, in accordance with current legislation and as described in your Property Management Agreement. We are mindful of the need to balance the privacy of our tenants with the management needs of your property. Our aim is to maintain stable tenancies, to benefit you as the property investor. I have an NRAS-registered property managed by another agent. How do I arrange for Urban Choices to take over management of this property for me? Transferring management of your property to Urban Choices is a simple process that we can manage on your behalf. Once we have a Property Management Agreement in place, we will arrange with your previous agent to transfer your property files to us.

Where does Urban Choices operate? Currently we operate in the greater Melbourne area with a view to future expansion. Our housing team is based in Melbourne’s CBD; an ideal location for managing our current portfolio. What does Urban Choices Property do? Urban Choices oers competitive and ethical solutions for managing residential property investments. We specialise in all aspects of NRAS compliance and oer full property advisory, management and maintenance services. We have specialist capabilities in managing long-term, low income and aordable housing tenancies. Who will be my property manager? Each Urban Choices client is designated their own property manager, selected from our team of trained and experienced sta, who will then tailor Urban Choices’ services and develop a Property Management Agreement to suit your particular needs. Will Urban Choices Property manage the NRAS compliance? Absolutely. Urban Choices specialises in all aspects of NRAS compliance. How does Urban Choices stay in contact with me? Your Urban Choices property manager is your ‘go to’ contact for all your needs. As soon as you join Urban Choices your property manager will establish an ongoing relationship with you and be in regular contact. Urban Choices also produces a quarterly newsletter and you can make contact via our website. How do Urban Choices’ fees compare with other property managers? Our fees are competitive in the private rental marketplace. We welcome any opportunity to discuss our services and fees with you, so that we can best serve your property management needs.
