For the vulnerable the UK almost appears to have waiting lists for the waiting lists regarding Housing Association schemes and it just never seems to diminish. Graduates and young professionals are being priced out of the Capital’s housing market. The financial watchdog is recommending that the elderly consider downsizing in order to tackle the already massive housing shortage. So quite where do we start? Some companies are now looking at the potential in off-site manufacturing, which seems to be sending out a clear message, demonstrating the effectiveness of prefabricated homes as a solution to the housing crisis. At UK Construction Week this year this was very much in evidence as an area of great interest. Green building and conservation appeared to be top of the list for discussion. Although prefabs create viable options by helping to bridge a gap in respect of reducing building and construction costs, thought has to be given to the quality of the finished properties. With traditional housing build time being months over weeks due to the levels of engineering and craftsmanship involved, it is possible that weather extremes

such as those we have had over the last few years, will help to demonstrate the standards of the finished prefab. Architects have shown some concern that prefabricated options could become an excuse for local authorities not to deliver affordable, long term solutions. The idea behind this being that these are used as a final solution during desperate times where need to build quickly continues to put pressure on builders and installers. There are undeniable advantages that can be gained from prefabs, at least it seems that way on paper. Certainly, in relation to a solution for housing the homeless they are an important consideration. At the other end of the spectrum however, there are plans to build a ‘world first’ in London with a new infinity pool that offers 360-degree views across the Capital from the top of a new skyscraper. Compass Pools have designed a 600,000 litre pool that will sit atop the aptly named Infinity London. At 55-storeys high the new concept will be the only building of its kind in the world.

Energy efficiency has also been incorporated into the Infinity London, with the water being heated via waste energy from the building’s air conditioning. A 5-star hotel is expected to be built to take up the top stories of the skyscraper, which will sit directly the pool. Construction of the pool could begin in 2020 if partners and contractors are confirmed. During 2019, the engineering and construction sector saw an overall growth in the last quarter according to the Office of National Statistics. It is expected that costs and labour shortages will continue to have a negative impact moving forward into 2020, although that is not expected to be too detrimental to the overall picture. Looking ahead to next year, despite sustained cost pressures and other challenges, there is still a lot of opportunity in respect of construction. Infrastructure upgrades alongside smart-city initiatives will undoubtedly continue to augment as urban regeneration continues. To stay ahead, industry leaders will probably continue to define their new visions and realign both their business and operational processes to accommodate the developments that technology and innovation bring.

Although not made from strengthened glass, the pool will be constructed instead using cast acrylic, with transparent sides and floors being key features. Visitors below the pool will be able to see swimmers using the facilities above them. Another unique feature to the design will be the lack of stairs or sun decks either on the outside of the pool or the building. A spiral staircase will simultaneously rotate and rise through the water to provide swimmers access into and out of the pool. Lighting within the pool at night, will ‘sparkle like a jewel-topped torch’ according to the designers. Additionally it will be fitted with a built-in anemometer to gauge wind speed at the top of the building. It will be connected to a computer- controlled building management system to maintain an even temperature and to ensure that water does not spill out onto passersby and the streets below. According to technical director and pool designer at Compass Pools, Alex Kemsley there were considerable technical challenges in respect of the concept. ”The biggest challenge being how to actually get into the pool.” "The solution is based on the door of a submarine”, he continued. “Coupled with a rotating spiral staircase which rises from the pool floor when someone wants to get in or out -- the absolute cutting edge of swimming pool and building design and a little bit James Bond to boot!"

GREATER GROWTH FROM COMMERCIAL CONVERSION

Both the creative and technological sectors are actively looking to move into large, refurbished industrial sheds as they offer extremely versatile work areas. Converted tall spaces with a usable area that has a high cubic capacity provide practical advantages and a vast amount of building redesign capability. By being able to incorporate both high and low ceilings in one area, it is stated that various types of work can be optimised. For example it has been said that taller ceilings help creative juices to flow more readily, while more constricted ceiling heights help to enhance a focused work environment. Traditional aspects of old industrial units that used to house heavy duty machinery, make these spaces an ideal location for regeneration. Solid structures that incorporate repetitive designs can be adapted and re-adapted with moveable sections if required.

The office workspace is becoming increasingly important to workforces particularly for designers and creatives, so the working environment is expected to inspire. Although an industrial refurbishment may cost more than redeveloping an existing office block, the idea is that they will bring a greater usable area and will be more cost effective in the long run. Typically it is 11% more expensive to create this type of distinctive office area, but it is considered that this type of work space gives employees greater work satisfaction. There are some great global success stories that have utilised industrial units, being cost effective and bringing in financial benefits. Today it is mostly filled with shops, cafes, offices and residential properties all combined and that sit well together. Business is now booming through industrial renovation. In many of our own cities we are seeing huge areas where regeneration programmes are taking place to improve living standards and work environments. Manchester and Birmingham are currently making huge investments in redevelopment. An old factory or warehouse might not seem the most inspirational office renovation project but it is thought that it will reap huge benefits in the long term due to its flexibility. In fact almost any old commercial property could be considered as having huge potential for dynamic work environment adaptation. Factories, fire stations, old railway buildings or even telephone exchanges, the list is almost inexhaustible. Versatile design with constantly adaptable space can also bring about the desire for a workforce to live locally.

MOVING FORWARD.

Although there is a limit to the supply of traditional old industrial properties there is now a big demand for renovated factories and this is expected to continue to rise. The answer could be in the development of industrial units that can be altered and adapted as a business desires or requires in order to grow. Although many old brick warehouses and factories still exist it would seem the world has seen the potential of commercial conversion which is altering the face and energy of the next generation of business entrepreneurs.

CONSERVATION AND ENERGY EFFICIENCY REMAINS A CLEAR FOCUS IN FRANCE

A GREENER ALTERNATIVE

It may or may not be commonly known that plants or solar panels are now required to be installed on all new French rooftops. That was quite a bold commitment but an important one, particularly at a time when environmental health is a focus for so many. It would seem that it is now obvious to most people that conservation is vital for a safe environment for the next generations. An awareness has created a real shift in understanding, as the impact of production, pollution and plastic are taking their toll in all aspects of life. Single use plastic is now the scourge of society with water bottles and and shopping bags being some of the biggest offenders. Realisation has started to hit home - and the shift to do something about it is enormous.

Business leaders too are now evaluating how they manufacture their goods and what their impact is on the planet. Business owners are taking a greater responsibility regarding the imbalance between production and nature and the impact we all are having on our work and home environments. Manufacturers can make a big impact and many are evaluating their production methods with a view to making the work environment not just a safer place to be but a healthier place too. Back in March 2015, France took a major step to reducing its environmental impact on a global level. A law was created which meant that builders and construction companies had to incorporate either

By installing solar panels, companies can take advantage of cost saving benefits. Although solar panels are the more expensive option to choose at the outset, these will eventually bring a good ROI. They generate electricity and provide excellent cost reductions over a long period of time, even after they have been paid for, they will still keep working. People talk of carbon neutral but there are those out there focussing on carbon negative commercial impacts. In time it is hoped that a mixture of plant life and solar panels will automatically be part of the installation process on new build projects. Cultivating awareness and developing laws that can be incorporated into construction regulations will improve everyone’s environmental health. As individuals many of us wonder what impact or difference we really can make - but perhaps the focus should be more on what we can all do if we pull together.

Glass floors have also become a popular alternative which when illuminated can turn darker spaces into much brighter living areas, if designed properly. Transforming basements and other gloomy zones into viable living space that can be enjoyed and is a great addition to an installers portfolio. Floor glazing looks its best when situated close to other light sources, so as it can utilise the sunshine. Internal glass panels that are located close to runs of bi-fold doors, fixed floor-to-ceiling windows or beneath rooflights add a truly dynamic effect for homeowners looking to bring out the best in their new renovation project. If a cellar extends into the back garden, it could be useful to install glass roofing to maximise sunlight from above. External structural glass floors must be of capable of supporting foot traffic as well as any load bearing furniture. Often this means using thermally toughened, laminated annealed glass. Providing structural glazed floors generally will be tailored to the individual project, which means that it can be easily integrated into the structure of the floor. When it comes to internal glass floors they are produced to sit flush with the covering on the floor. Larger glass floor panels may need additional reinforcement, via rafters separating individual panels or through steel or structural glass fins into the unit. Working alongside architects and the designs being built, the glass may also need to be rated for 30-minute or 60-minute fire protection. In relation to external walk on glass flooring, this will need to meet far tougher demands in respect of energy efficiency and durability.

LIGHT FROM THE GROUND UP The use of natural light makes living spaces much more inviting and enjoyable to use that dimly lit areas that don’t have the benefit of the sun. Whilst planning conditions can restrict the size of windows that can be installed on renovation and new build projects there are ways to play with the light that can bring a new dimension to a builders narrative when talking to homeowners. Certain conversion projects can be limited as to how they can be developed due to existing structures creating design issues. This is where open plan living with internal glass doors can come into their own.

The final finish to the surface of the glass is also important with an anti-slip surface being a priority.

The National Fenestration Awards are considered a top accolade according to this year’s winners. The NFAs are increasing awareness and giving companies an edge in a competitive sector. DEVELOPER OF LUXURY HOMES IN DERBYSHIRE TEAMS WITH AWARD- WINNING MASTERFRAME

An exclusive housing development in Derbyshire has appointed Masterframe to create stunning sash windows for a cluster of bespoke properties. New PVCu sash windows from Masterframe’s Vintage Collection feature in the prestigious, multi- million pound development called The Moorings in Oakerthorpe, near Alfreton. Fourteen houses, with four and five bedrooms, sit on a two acre site which previously included The Anchor Inn pub. A total of 280 sash PVCu windows, complete with Secured by Design as standard, were used throughout the luxury development, set in rolling Derbyshire countryside. Masterframe’s Vintage Collection uses heavy duty balances like Torso II and robust cam catches for maximum security and reliability. Engineered with precision, the Vintage Collection is designed for

clients who appreciate authentic, chamfered sashes with an external staff bead frame.

At The Moorings, the windows feature an integral mullion, which enhances the overall appearance and creates a contemporary look with increased glass area and slimmer frame sightlines. In Masterframe’s Essex-based factory, the PVCu windows for this project were finished in white wood foil, which creates a practically unbreakable, incredibly durable and long-lasting finish. They are also virtually indistinguishable from timber sliding sash windows and are solid, robust and reliable. With greater detail than other collections at Masterframe, Vintage is in a league of its own. The range has been designed for customers who appreciate authentic detailing.

talks with Masterframe in 2017– around the time the site in Derbyshire was acquired and plans to create a new housing development were revealed. Amelia Johnson, Project Manager at David Ashley Developments Ltd, worked closely with Masterframe to ensure the luxury development included high quality, traditional construction methods. BELFAST CITY HOSPITAL BENEFITS FROM MORLEY EXPERTISE

Morley Glass & Glazing has recently completed a £500,000 integral blind installation at Belfast City Hospital’s new Acute Mental Health Inpatient Unit. The £20m two-storey building now benefits from Morley’s SL20 MB system, which was specifically developed for the project to feature two operating mechanisms – one for the patient to control inside their room, and a key operated override system for nurses to operate externally. In addition, by using Morley’s Uni-Blind sealed units with warm edge spacer bars, rather than the originally specified units with a ceramic frit to cover the spacer bars, the hospital was able to save thousands of pounds. Ian Short, Morley Glass & Glazing managing director, said: “This project is a great example of some of the added benefits our

Uni-Blind sealed units can offer to projects such as this. Once we’d spoken to the architect for the project, he was confident that not only did Uni- Blinds look better than the other systems he’d seen on the market, but this decision would save the hospital around £150 per unit.” The new purpose-built facility sits on a 3-hectare site within the Belfast City Hospital estate and combines mental health inpatient facilities previously spread across three Belfast sites, including 80 acute mental health en-suite bedrooms. The unit consists of five separate interconnecting buildings arranged around a cloistered central courtyard and communal and administration areas.
