The property was founded in 1884 by Sir Francis Cook Bart, in order to provide accommodation for women students at the Royal College of Music, Royal College of Art and the Royal College of Science. It has kept to Sir Francis’ original attention, but the fields of study have widened to include many other activities. The foundation stone was laid by, HRH, Alexandra Princess of Wales in June 1884, originally called Alexandra’s House, it’s present title was granted by Queen Alexandra when she visited the house in 1910. The President of Queen Alexandra’s House is Her Royal Highness, Princess Alexandra, who is the great granddaughter of Queen Alexandra. HRH Princess Alexandra has been president of Queen Alexandra’s House Association since 1956 and continues to play a valuable role in the artistic and intellectual life of those who stay at Queen Alexandra’s House. Queen Alexandra’s House is centrally located next to the Royal Albert Hall in South Kensington, near several arts and music colleges including the Royal College of Music, Imperial College and Royal College of Art.
JOB DESCRIPTION
• Performing fire alarm testing, inspections, minor repairs and swaps. • Performing reactive plumbing maintenance to include tap washers, waste aways, WC & WHB furniture. • Any other repair work that does not require a qualified tradesperson. • Using company electronic systems and procedures to identify work, produce and close work orders, assess fault history and produce reports to the GM as requested. • Providing training and guidance to team members. Facilities Management Services • Evaluate asset condition for programming future replacements and refurbishments. • Assess need for external tradespeople and monitor contractor performance. • Assist in stock ordering, control and management of maintenance spares and consumables. • Perform regular inspections of resident rooms and complete inspection checklists. • Provide assistance to residents and staff in maintaining a safe and secure environment. • Assess equipment and installations in conformity with new and revised standards, regulations, laws and approved codes of practice (ACOPs) • Transport furniture and equipment to and from rooms • Provide assistance to residents and staff who are locked-out of rooms or buildings as requested. • Remove waste materials to collection bins and litter pick as required. • Clean/weed external grounds and car parks as requested. • Assist with internal cleaning if required. • Be the site Energy Reduction Champion • Manage use with the aim of reducing consumption.
Purpose of the Job The Building Maintenance Manager is to ensure that Queen Alexandra House’s building is well managed and maintained, providing a safe and secure environment and excellent facilities for residents and staff. Special Conditions All staff are required to work on all Check In / Out days (September / December / January / April / July) throughout the year unless pre-authorisation

40 hours per week Monday – Sunday (7.00am to 6.00pm) on a rostered basis

approximately 2 weeks over Christmas and Easter and 11 Weeks over Summer, when annual leave is to be taken over these periods.
Duties and Responsibilities:
Maintenance Services • Performing Planned and Preventative Maintenance work, which includes but is not limited to: Fire systems, Electrical systems, Plant rooms systems, Asset compliance and condition inspections. • Hold and maintain accurate and accessible records of all maintenance and develop a robust system for ensuring periodic maintenance and inspection requirements are completed before expiration. • Performing electrical maintenance and repairs such as: cooker repairs and swaps, immersion heater repairs and swaps, electrical testing, inspections, replacing fuses and resetting of MCBs or RCDs, repairs to lighting and power installations. • Performing maintenance and repair tasks, which include but are not limited to: joinery repairs, lock repairs, building fabric repairs, plumbing repairs, window and door repairs and decorating tasks. • Performing emergency light testing, inspections, minor repairs and swaps as required.

Health and Safety • Act as a member of the Fire Evacuation team • Complete regular Health and Safety checks and rectify problems as required. • Maintain accurate and timely records of Health and Safety checks. • Undertake Job Risk Assessments relating to role activities. • Carry out duties outside normal working hours when requested ie. Some weekends and summer vacations • Perform any other duties consistent with the nature and responsibilities of the position. • Undertake Risk Assessments and Method Statements and COSHH register. • Conduct site inductions and permits to work for contractors. • Perform any other duties consistent with the nature and responsibilities of the position. • Understanding and follow all company policies and procedures e.g Health and Safety, Operational Procedures, Risk Assessments and Method Statements. • Comply with Fire Safety Procedures and be competent in Fire Evacuation and act as a member of the fire evacuation team as a role model for residents, visitors and contractors. • First Aid • Responding to inquiries and emergencies during scheduled and on call duties. • Develop and implement processes, procedures, and systems to ensure they meet its H&S obligations.
