WHAT IS ULIVING@HERTFORDSHIRE In May 2013, Uliving@Hertfordshire plc achieved final agreement with the University for the College Lane Residences Project. The project was the cornerstone of the University’s ‘2020 Estates Vision’, a plan that saw the University invest significantly in its College Lane Campus; enhancing the student experience through the creation of new student accommodation, investing in academic facilities and securing landmark sustainability benefits in the process. The University, and more specifically College Lane Campus, was faced with two key issues: • There was not enough on-campus accommodation; and • The existing accommodation was of a poor quality, and the University was below the sector average for the condition and suitability of its residential estate As a result, in July 2013 the design, build & refurbishment, finance and operation (50 year concession) of 3,011 student rooms, common rooms, central hub, sports pitches and gym began. This design achieved BREEAM Outstanding following construction and a low carbon approach to power and energy generation through an onsite CHP.

THE ROLE
MAIN PURPOSE AND SCOPE OF THE JOB To lead and manage the company as well as drive and influence the whole campus experience. BOARD MANAGEMENT • Responsible for periodically reporting to the Board, Shareholders and Funders • Lead and participate in business planning, initiatives
and improvements for Fulcrum Infrastructure Management

DUTIES AND KEY RESPONSIBILITIES BUSINESS PLAN • Develop a 1-to-3 year business plan with tangible objectives, timeline and deliverables • Deliver the business plan and report to the Board progress made MAXIMISE REVENUES • Ensure excellent student accommodation market understanding and market knowledge (England and locally) • Oversee the annual rent comparison and negotiate the annual rent increase • Achieve 100% occupancy through either the Nomination Process or selling of the non-nominated rooms • For non-nominated rooms: • Leverage and update the marketing strategy and marketing plan • As the case may be (e.g. low nomination), add the required resources to sell the required rooms • Ensure costs are kept under tight control and within the Board approved budget
STAKEHOLDER MANAGEMENT • Develop positive and meaningful relationships with all stakeholders including senior University management, shareholders, funders, sub-contractors and student bodies • Ensure on-site presence and visibility with the University • Note: having excellent relationships with the University is key to succeeding in the CEO position OPERATIONS • Promote and deliver a positive Health and Safety environment • Ensure systems are in place to oversee the delivery of day to day obligations and compliance with service level agreements • Ensure compliance with legal and statutory guidelines and internal policies and procedures • Ensure FM provider is delivering according to the contractual requirements
