The Marilou Sutherland Trust real estate is located approximately 5 miles east of Camden, IL, or 9 miles northwest of Rushville, IL, (30 miles south of Macomb, 45 miles northeast of Quincy, or 60 miles northwest of Springfield). The land is further described as being located in Section 14, T2N-R3W, Camden Township, Schuyler County, Illinois. From north of Rushville, IL at the Junction of Highway 67 and the Camden Rd, take the Camden Road west 6 miles to Ayers Slough Road, then north 1 mile to the farm; or south of Camden, IL at the Junction of Highway 99 and the Camden Road, go east on the Camden Road 2 miles to Greenwell Mill Road, then north and east 2 miles to Ayers Slough Road, then continue east ¼ mile to the farm. METHOD & TERMS
Bidding will be on a price per acre basis. The acres on the individual tracts are estimated based on a survey completed in 2000 of the entire farm. Both tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will be offered. The tracts will NOT be offered together or in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer will be required to sign and enter into a written real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before September 29, 2023. The seller will provide title insurance in the full amount of the purchase price, and pay the 2022 real estate taxes, (due and payable in 2023). The 2023 real estate taxes will be prorated to the closing date. Possession will be given at the time of closing. The real estate sells subject to the existing Conservation Reserve Enhancement Program (CREP). Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
