I n communities where access to rigorous STEM education is rare, Chesapeake Lighthouse Foundation (CLF) seeks to fill the need. The foundation was created in 2003 on a fundamental belief that a strong STEM education maximizes the potential of all students. Today, CLF is Maryland’s largest public charter school operator, serving more than 4,000 students, from pre-K through grade 12, across seven charter school campuses in Anne Arundel and Prince George’s counties, including Chesapeake Science Point Elementary School.
Since its founding, CLF has continued to grow and expand, and St. John Properties has been proud to help facilitate that growth. “One of our most significant recent achievements was opening a new elementary school campus in 2023 at a St. John Properties facility, delivering a modern, purpose- built learning environment on schedule. We’re also proud to be expanding our footprint with the upcoming opening of a new middle school campus (CSP MS) at another St. John Properties location,” said Eric Derin, Director of Operations for CLF. St. John Properties was instrumental in designing and building customized flex spaces that function as modern school campuses. CLF’s first elementary school campus spans two full flex buildings at Arundel Overlook in Hanover, MD, and includes a maker’s lab, Lego room,
media center, cafeteria, gym, and shared rear truck court that was transformed into a playground. In 2024, CLF leased a third full flex building with St. John Properties at 7320 Parkway Drive to expand their middle school offerings. “By serving as both designer and general contractor, St. John Properties streamlined the process, allowing CLF to meet regulatory requirements while opening schools on critical academic timelines,” Derin added. Challenges arose when it came to zoning, permitting, and use-and-occupancy requirements, but St. John Properties met the challenges head-on by coordinating with county agencies, managing the construction process, and advocating for practical solutions. “Their proactive project management, responsiveness and understanding of
CLF’s mission helped minimize delays, control costs, and ensured safe, compliant, and welcoming learning environments for students and staff,” said Derin.
