METHOD & TERMS The Butz-Hill farm will be sold in two (2) individual tracts based on a survey that is currently in progress, with the final surveyed acres to constitute the final settlement price. Both tracts will be sold through the marketing method of “Buyer’s Choice”, whereas the high bidder can take either or both tracts for their high bid. If only one tract is selected, the remaining tract will then be sold. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Wednesday, December 14, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. Possession will be given at the time of closing subject to a lease with the tenant. Both tracts sell with full farming rights for the 2023 farming year. Both tracts sell subject to a hunting lease for the 2022/2023 hunting season. For complete details contact the auction company.
