METHOD & TERMS

The Tallcott farm will be sold on a price per acre basis, based on a survey that is currently underway. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment. Seller reserves the right, pursuant to the contract terms, to have the balance due paid part in 2024 with the remainder paid at closing on or before January 9, 2025. The seller will provide title insurance in the full amount of the purchase price and pay all the 2024 real estate taxes, due and payable in 2025. Buyer will receive possession of the farm at closing subject to tenant’s rights for the 2024 crop year. The farm sells free and clear for the 2025 crop year. There are no hunting leases associated with the property. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. All announcements made sale day take precedence over prior advertising either written or oral.
