Multifamily Neighborhood Land formed as a neighborhood that includes one (1) multifamily housing type ― townhouse, small format apartment, small format condominium, or senior housing ― and a comprehensive and connected network of open space that serves as the primary focal point of the neighborhood. Open space elements in a Multifamily Neighborhood may include a common green, small parks, formal and informal gathering spaces, or community gardens. Homes should include small footprints, shared walls, and multiple stories. No more than six (6) dwelling units should be included in a single townhouse building. No more than sixteen (16) units should be included in a single apartment or condominium building, and no more than three (3) apartment or condominium buildings should be sited for a single development. A variety of building sizes and formats should be considered for larger sites to avoid design monotony. On-street parking and private garages are common in a new Multifamily Neighborhood.

Alleyways are also encouraged in new neighborhoods, and detached garages serving a dwelling unit may also include and accessory dwelling unit above the garage. Land intended for Multifamily Neighborhoods in Fuquay-Varina provides pockets for greater residential density in a traditionally suburban landscape. Target areas should be relatively small — generally less than six (6) acres in size — and be sensitive to the type, size, orientation, and character of buildings in adjacent neighborhoods. Appropriate transitions should be considered when a new Multifamily Neighborhood abuts an existing neighborhood of any type. Larger parcels that wish to include townhouses, apartments, or condominiums should be designed and built as a Mixed Residential Neighborhood, Neighborhood Activity Center, Community Activity Center, or Regional Employment Center. Multifamily Neighborhoods are primarily residential but may include limited civic or ancillary non- residential uses.
