Community Activity Center Site Plan Concept
The site plan concept presents one option for building a new Community Activity Center, which is intended to serve broader economic and entertainment needs in the community. Residential and non-residential uses may be integrated in the same building or on the same block. A discernible corridor ― in this case Main Street ― reinforces a brand and identity for the Activity Center. Buildings front the street and provide room for a very active streetscape with wide sidewalks, street trees, outdoor seating, and public art. Large buildings away from the internal Main Street are broken up with breezeways or alleyways to facilitate shorter walking distances. The transition between residential and non- residential uses in a Community Activity Center emphasizes compatible building types, heights, footprints, architectural elements, and materials. Similar building types face each other on a public street to protect the character of the streetscape. The mix of uses or building types in the development should change frequently to create an interesting and lively destination. Some activity centers in Fuquay-Varina are located along premium transit corridors identified in the Wake County Transit Master Plan, and these locations should incorporate transit-oriented development principles to the extent needed to support a major transit investment adjacent to the development. A larger Community Activity Center may include one or more Mixed Residential Neighborhoods, which are visually- and physically-connected to the core of the Community Activity Center.
