(2) The Confidence Score is a measure of the extent to which sales data, property information, and comparable sales support the property valuation analysis process. The confidence score range is 60 - 100. Clear and consistent quality and quantity of data drive higher confidence scores while lower confidence scores indicate diversity in data, lower quality and quantity of data, and/or limited similarity of the subject property to comparable sales. (3) The FSD denotes confidence in an AVM estimate and uses a consistent scale and meaning to generate a standardized confidence metric. The FSD is a statistic that measures the likely range or dispersion an AVM estimate will fall within, based on the consistency of the information available to the AVM at the time of estimation. The FSD can be used to create confidence that the true value has a statistical degree of certainty. Property Detail

Dear Poten*al Buyers,

I loved this home from the first *me I entered it. It was all sheetrock and plywood at the *me but the floorplan was so impressive to me, it stood out through all of that. I knew what my favorite features would be right from the start and they have not disappointed: a spacious pantry, cozy living room fireplace, 6D bathtub, and the most wonderful master closet. I was excited to be the first owner of the property and took great pride in keeping up the pris*ne condi*on. I moved to this area being completely unfamiliar with Robbinsdale and it could not have turned out any beGer. I work in downtown Minneapolis and take the bus to work everyday. The route is very convenient, less than a block walk to the bus stop and a 20 minute ride to downtown. That was priceless for me so I could avoid the morning road rage I used to get ☺ In recent years, it was announced the lightrail is coming through Robbinsdale and it is going to be a tremendous asset to this area, making it even more convenient to get around. If downtown is not an interest, not to worry, this area has every amenity. There is easy access to all the regional trails for biking or running, baseball and soccer fields, community pools, farmer’s markets – all within less than a 5 minute drive. And if you are a foody like me, there are great local spots all around. My personal favorites are Milton’s: viGles, vino, beer; Pig at my Pizza; and Sweet Taste of Italy. It is biGersweet leaving this home but I know I have great new adventures ahead and I hope the next owner’s of this home have many, many great new adventure of their own here.

Sincerely, Sa*sfied Home Owner

Other Defects/Material Facts: Are there any other material facts that could adversely and significantly affect an 322. ordinary buyer’s use or enjoyment of the property or any intended use of the property? Yes No 323. If “Yes,” explain: 324. 325. O. WATER INTRUSION AND MOLD GROWTH: Studies have shown that various forms of water intrusion affect 326. many homes.Water intrusion may occur from exterior moisture entering the home and/or interior moisture leaving 327. the home. 328. Examples of exterior moisture sources may be: 329. • improper flashing around windows and doors, 330. • improper grading, 331. • flooding, 332. • roof leaks. 333. Examples of interior moisture sources may be: 334. • plumbing leaks, 335. • condensation (caused by indoor humidity that is too high or surfaces that are too cold), 336. • overflow from tubs, sinks, or toilets, 337. • firewood stored indoors, 338. • humidifier use, 339. • inadequate venting of kitchen and bath humidity, 340. • improper venting of clothes dryer exhaust outdoors (including electrical dryers), 341. • line-drying laundry indoors, 342. • houseplants—watering them can generate large amounts of moisture. 343. In addition to the possible structural damage water intrusion may do to the property, water intrusion may also result 344. in the growth of mold, mildew, and other fungi. Mold growth may also cause structural damage to the property. 345. Therefore, it is very important to detect and remediate water intrusion problems. 346. Fungi are present everywhere in our environment, both indoors and outdoors. Many molds are beneficial to 347. humans. However, molds have the ability to produce mycotoxins that may have a potential to cause serious health 348. problems, particularly in some immunocompromised individuals and people who have asthma or allergies to 349. mold. 350. To complicate matters, mold growth is often difficult to detect, as it frequently grows within the wall structure. If you 351. have a concern about water intrusion or the resultingmold/mildew/fungi growth, youmay want to consider having the 352. property inspected for moisture problems before entering into a purchase agreement or as a condition of your 353. purchase agreement. Such an analysis is particularly advisable if you observe staining or musty odors on the 354. property. 355. P.
