The practice, led by Dr. Auren Weinberg, set out to find a large enough location to accommodate its growing needs when they found a nearby site in Yardley that could be transformed into a small office park. Owned by Matrix Development Group . The new site allowed for three new office buildings and parking. Matrix and LBP entered into a build-to-suit agreement to develop the new headquarters for Lower Bucks Pediatrics, which was completed in Fall 2011. The project consists of a new two-story, 12,000 s/f medical office building. The first floor contains 6,000 /f of clinical space, including 20 exam rooms, assessment areas, lab, triage, and separate sick and well waiting rooms. The sec- ond floor contains 4,500 s/f of administrative staff and sup- port space, with the remain- ing rear portion designed for future expansion. Early into the project, Dr. Weinberg expressed his com- mitment to creating a “green building”. Through a col- laborative team effort led by BartonPartners , the project was awarded LEED Certifica- tion November, 2012. “We are grateful to BartonPartners for their hard work in achieving the LEED Certification. Lead- ership in Energy and Environ- mental Design (LEED) certi- fication establishes guidelines for energy, lighting, water and material use, as well as incor- porating a variety of other sus- tainable strategies. By using less energy and water, LEED certified buildings save money for families, businesses and taxpayers; reduce greenhouse gas emissions, and contribute to a healthier environment for residents, workers and the larger community. It was important to Lower Bucks Pediatrics, PC, because of the positive impact our building makes on our community.” The practice in its new building was so successful BartonPartners recently de- signed additional clinical space within the second floor expansion space. Construction is scheduled to be complete by August. ■
