LLENTOWN, PA- More than 100 mem- bers and guests of CREW Lehigh Valley gath- ered on May 21 at the con- struction site of The Water- front, a visionary mixed use project on a brownfield site along the banks of the Lehigh River. Located within the Allentown Neighborhood Im- provement Zone, the project recently achieved funding approval from the Develop- ment Authority to use taxes generated within the project for development costs A partnership between Jain- dl Properties, LLC, Dunn Twiggar, LLC and Michael Dunn Co. LTD, three Lehigh Valley-based development companies, the Waterfront Development Company has de- veloped a phased development program for The Waterfront. Upon build out, the project will deliver a million s/f in nine proposed new mixed-use buildings, creating residential, employment and entertain- ment opportunities. The River Walk will be a key feature of the project, with a waterfront promenade, two floating docks, and outdoor amphitheaters. Project owners have acquired railroad right-of-way with the intention of providing trail con- nections with the D&L Trail system. Zachary Jaindl, C.O.O. of A

Ryan Dunn discussed 615 Waterfront, predicted to be the first building to break ground. The first floor will feature 20,000 s/f of retail or restaurant space, with a dra- matic through lobby. Upper floor office space is designed for tenant flexibility. Sara Hailstone, director of community and economic de- velopment for the City of Al- lentown and interim executive director of the Allentown Neigh- borhood Improvement Zone De- velopment Authority outlined “the Road to the Riverfront” which involved extensive en- vironmental cleanup, a master plan for the Lehigh River’s wa- terfront area, site preparation, and traffic feasibility studies. n
Jaindl Enterprises, outlined Phase One, the development of 13 acres launching a com- munity that will appeal to both Millennials and Boomers. Bud- geted at 100-million-dollars, the first phase will include two office buildings, 120 upscale
apartments, retail shops, a parking garage and the River Walk. Mr. Jaindl noted the partnership worked closely with Whiting Turner, Cope Linder Architects, and Barry Isett and Associates in the de- velopment of the Master Plan.
