If I had to pick a word to live by in 2023, it would probably be “mentorship.” You already know a little about this if you watched my November webinar: “The 5 Key Strategies You Must Implement Now as a Multifamily Owner and Investor in 2023 — During These Uncertain Times.” During that discussion, I talked about the things you should double down on in 2023 as a multifamily owner and investor — and one of those things was mentorship. The webinar focused on how you could become a mentor to other investors, but I think it’s just as important (if not more important!) to seek out mentors you can learn from this year. If you want to learn a new skill, one of the best things you can do is spend time with someone better at it than you. Want to learn how to fly-fish? Look for the guy who has been fly-fishing for 20 years and see if he’ll take you under his wing. Want to be a writer? Send your favorite author or a local creative writing professor an email and see if they’ll give you the time of day. Those folks have the experience to show you the ropes, point out the challenges you’ll have to overcome, and help you evolve along the way. You can succeed in business without those things, but it’s a heck of a lot harder! Why not take the easier route? I don’t just talk the talk on mentorship; I actually walk the walk. Last fall, I took time out of my schedule to attend The Multifamily Boardroom Conference AND The EDGE Leadership Summit. Why? Well, I want to keep getting better at what I do — multifamily investing — and become the best leader and mentor I can possibly be. Those conferences were fantastic! There’s nothing like rubbing shoulders with investors who have achieved 10 times as much as you have or business owners with teams 10 times the size of yours! I had transparent, honest conversations with the heavy hitters about what’s going right in our industry; the upcoming threats, leaks, and challenges we face; and how to run a My Word of the Year Is ‘Mentorship’ WHO DO I TURN TO FOR REAL ESTATE ADVICE?

DON’T DO IT! Investing in Penalty Kicks —

You could be a team that plays poorly and should have gotten your butt kicked, but because the other team could not get the ball in the net and a little luck, you now have a chance to win the match with the PKs.
Some soccer teams will even purposely play in a manner to get PKs at the end of a match if they can.
At the end of the day, PKs are just a game of chance. In soccer, if a team has to do PKs at the end of a match, they essentially have left the entire match outcome to chance. But this game of chance is not just relegated to soccer. I see investors of all types do this every day. They play hard on their job or in the business they own, then leave their money to chance with most throwing it into the Wall Street machine and hoping …

If you are familiar with both women’s and men’s soccer at all levels, from high school to the World Cup soccer tournament that recently ended, there is a thing called a PENALTY KICK. If you are not that familiar with soccer, hold on! You will still learn something you can talk about at your next social event — and you’ll find some value here ... The PENALTY KICK is sometimes used when an offending team’s player commits either a foul against an opposing player in the area called the penalty box OR commits what is called a “hand ball,” where an offending player’s hand touches the soccer ball when it is in the air. Think using your hands instead of your feet to move the ball — that’s a penalty kick. These penalties happen rarely during a soccer season, but they do happen. As a father who watched one of his daughters play competitive soccer from grade school through a Division I soccer program and another daughter play from grade school through high school, I have seen 9,465 soccer matches.

But where are PKs not acknowledged? Apartment communities.
NONE OF THE “BAD 5” I just mentioned will stop a good apartment community from continuing to grow in income, returns, and value to their owners. You see, these owners/investors do NOT leave it up to chance or, in this case, PKs. They are NOT hoping. They are doing.
So, quick question: What are you doing this year, 2023, to avoid your own personal investment penalty kick?
Of course, I am exaggerating that number... I think? :)
I hope you’re not just hoping you won’t have to deal with it OR hoping it will all work out while you could be doing something about it right now.
But the most frustrating part of a soccer match, after the players compete hard for 90-plus minutes, is the penalty kicks (PKs) at the end of the match that decide the winner. If a soccer match ends in a tie, the tiebreaker is that each team gets to place the ball about 10 feet from the soccer goal net, and each team then gets five chances (or PKs) to get the ball by the opponent’s goalkeeper and into the net. The team that gets the “best of 5” chances in the net and gets the ball by the opponent’s goalkeeper wins the match. This is frustrating because you could be a team that played very well and even dominated many parts of the soccer match, but when it came down to scoring, you just could not get it done, and now your fate is up to five PKs.

Last summer, the Iowa Cubs baseball team joined forces with local volunteers to create something magical: a new season of the Iowa Baseball Camp for the Deaf (IBCD)!

Since 2015, this camp has given baseball-loving kids who happen to be deaf or hard of hearing access to the full Little League experience. If they tried to join a typical baseball camp, those 7–14-year-old kids might miss instructions from their coaches or struggle to learn the fundamentals of the game because of their hearing problems. But at IBCD, they don’t have to jump through extra hoops to enjoy the sport. According to We Are Iowa, professional coaches, former high school and college players, sign language interpreters, and deaf/hard-of- hearing volunteers work together to teach baseball to each class of IBCD kids in Johnston, Iowa. Not only do the kids learn the game’s rules, but they also get free uniforms, meet-and-greets and Q&A sessions with Cubs players, and free lunches from the nonprofit. Plus, they have a chance to sign both the national anthem and “Take Me Out to the Ballgame” at a Cubs game! The camp lasts one week. In 2022, IBCD guided 26 kids through its program, bringing them one step closer to their dreams of going pro like deaf Major League Baseball player William Hoy. The History Channel reports Hoy finished his 24-year career with 2,048 hits, 596 stolen bases, and 725 runs. He also taught his team sign language and inspired generations of deaf and hard-of-hearing kids to try their hand at baseball. Since Hoy’s passing in 1961, other deaf and hard-of-hearing players like Dick Sipek and Curtis Pride have followed in his footsteps to the MLB. Sports are a vital part of life in the heartland, so the IBCD program warms our hearts. If you’re a baseball lover and want to give back to kids in need this year, consider donating to the IBCD.
