What a Difference a Year Makes

eal estate sales in Southwest Florida are gaining momentum after a sluggish start to 2025. Like a train leaving the station, activity began accelerating mid-year, fueled by strategic price adjustments and pent-up demand. By November, pending sales were up 17 percent compared to November 2024, and by year end, December sales were up 25 percent over December 2024. January sales continued the trend, increasing 5 percent compared to last year. At the same time, new listings in January declined 15 percent, contributing to a 10 percent drop in overall inventory. Even the condo market is showing signs of life. While inventory is beginning to decline, it remains substantial. Sellers must remain competitive with pricing that is both strategic and compelling. For buyers, being prompt and decisive is critical. Here at The Grant Group, showings have increased dramatically compared to this time last year, and we have even seen several multiple offer situations. All signs point to a very active 2026. Tourism is up, pricing has adjusted, new tax advantages are expected in 2026, and a chilly winter up north is likely to drive additional demand in the coming months.
