A Vision Born from Experience Nicolai’s journey into real estate began in France, where he was involved in remodeling projects. By the time he relocated to the U.S. in 2008, the real estate market was reeling from the effects of the economic downturn, but Nicolai saw opportunity where others saw risk. “When I came to the U.S., I started buying properties at auctions, primarily foreclosures, and began remodeling them,” he explained. This initial foray into the market eventually led him to purchase land in foreclosure and take on the challenge of building his first house from scratch.

That house marked the birth of Sabal Development as it is known today. “I built the house, sold it at a good price, and realized this was a good business,” Nicolai said. Encouraged by the success of his first build, he attracted investors from Europe, raised capital, and expanded his operations to focus on luxury home construction in South Florida. In 2012, when Nicolai began focusing on ground-up builds, the Miami housing scene was dominated by a few prominent architects, resulting in a somewhat homogenous style. Nicolai saw an opportunity to stand out by introducing something different. “At the time in Miami, there were mainly two big architects doing all the projects, and the houses started to look the same,” Nicolai recalled. “I brought in architects and designers from Europe to give our projects a unique flair—different forms, different floor plans.” This distinctive approach proved successful. Nicolai emphasized that Sabal’s strong suit lies in their understanding of spatial dynamics and how to make a house feel luxurious yet functional. “We are very good at floor plans. People walk into a house we’ve designed, and they feel comfortable right away. That’s because we put a lot of thought into how people will actually live in these homes.”

Sabal Development exclusively handles luxury homes, typically in the 5,000 to 20,000 square-foot range, and with price points that start in the tens of millions of dollars. Nicolai made it clear that anything smaller isn’t worth the complexity and time investment for his firm. “For us, anything below 5,000 square feet is not worth it,” he stated. “There’s so much organization and detail that goes into each project, that it doesn’t make sense to build smaller homes.” Sabal’s work is distinguished not only by size but also by its high-end finishes and custom touches. “Even five years after a house is sold, if a client calls with an issue, we’ll send someone to fix it,” he said. “We don’t leave our clients hanging after the sale. It’s about understanding the client’s vision and being a partner throughout the process. “We don’t just take plans and start building. Before we even begin, we go through a pre- construction phase to make sure everything is in order, so there are no surprises or cost overruns down the line,” Nicolai said. If there’s something wrong with the shell, you’ll carry that problem through the entire build,” he explained. To avoid this, Sabal Development has a multi-layered quality assurance process. Each trade is supervised by a quality control manager, and nothing is approved without meticulous inspections. “We don’t pay our subcontractors until every detail has been verified,” Nicolai said. We’ve already purchased land in Boca Raton, and we’re looking to expand,” he said.
