Looking back at last year’s figures we wanted to understand why these properties were failing, and to respond and learn. Anchor had 170 properties failing the DHS, the breakdown of failures is as follows: • Six Fail on Criterion A – the Housing Health and Safety Rating System (HHSRS). We have one property that has excessive damp and mould. We have five properties that have a SAP score of less than 35, failing on excessive cold. • 164 fails on Criterion D – Thermal Comfort. All 164 properties have electric heating systems but have less than the required 200mm of loft insulation. We are working to validate the presumption of the thickness of loft insulation in those homes classified as Decent Homes failures and works have been scheduled to bring the other properties up to meet the Decent Homes Standard.
