Bidding will be on a price per acre basis on all four tracts.

All four tracts have recently been surveyed. the acreages obtained from said survey will be used to calculate the final settlement price.

All four tracts will be auctioned through the marketing method of “Buyer’s choice,” under which the high bidder can purchase tract 1, 2, 3 or 4 (in any order) for their high bid. “Buyer’s choice” auctioning will continue until all four tracts have been purchased. Bidders will NOt be able to place bids on the entire property based on the cumulative sum the individual tracts achieve through “Buyer’s choice” auctioning. ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing which will be on September 1, 2016. Possession will be given at the time of closing, subject to a current farm lease for the 2016 crop year. Full possession on all four tracts will be given upon removal of the crops this fall. title Insurance will be issued in the full amount of the purchase price. the 2016 real estate & drainage taxes will be paid by the seller including the Sny drainage district special assessment.
