AMTRAK STATION Under Construction This 1.45 acre site south of the river is proposed for a mixed-use tower including 330,000 sq.ft. of office space, 18,000 sq.ft. of retail and 843 parking spaces. Expected delivery date is in 2021. Shoal Creek Walk Completed 2020 RiverSouth Schlosser Development has begun construction of a substantial expansion of office space in the West End / Market District. The structure would be about 250,000 sq.ft. and 15 stories tall. South Central Waterfront Planned The South Central Waterfront Initiative builds upon more than three decades of waterfront planning along the south shore of Lady Bird Lake. Since 2013, the initiative engaged thousands of Austinites and numerous city departments and stakeholders to create the South Central Waterfront Vision Framework Plan. This Vision Framework was adopted by Austin City Council in 2016 to establish policy and launch implementation to ensure that this rapidly changing district will evolve to establish a lively, safe, and attractive pedestrian environment, expand open space and create great public spaces, enhance connections to and along the waterfront, and include 20% of new housing units as affordable. The South Central Waterfront (SCW) encompasses 118 acres, comprised of 32 separate properties. Tower 5C Planned An office tower by national commercial developer Ry- an Companies will rise 41 floors at the southeast corner of West Fifth and Colorado Streets. Occupy- ing nearly a quarter-block, the project contains 463,723 square feet of offices and 1,722 square feet of ground-floor retail space, along with pedestrian improvements and a sidewalk cafe area at its corner. Travis County Under Construction Probate Court and Clerks Offices Officials announced in December 2019 that the federal government approved Travis County's application to take the old U.S. courthouse at 200 W. Eighth St. for its probate court and clerks offices. It is estimated it will cost $28 million to renovate the old building and will open in 2020. 13 14 15 16 17

Block 185 Under Construction The 1.27-acre site being developed by Trammell Crow and with a striking design by Pelli Clarke Pelli Architects will have a high-rise mixed-use building with an underground garage. This 35-story, 589-foot office tower has an estimated total of 719,470 sq.ft. The entire building is already 100% leased by Google. Canopy by Hilton Completed September 2020 The hotel will have 140 guestrooms, including five suites. Guests will be welcomed via an intimate lobby and a laidback open-air courtyard surrounded by natural materials and greenery. The hotel will be completed this year and is already accepting reservations starting in September 2020. Hanover Republic Square Under Construction The Hanover Company is building a 44-story, 310-unit apartment tower at the southwestern corner of 5th and Lavaca Streets with nine floors of parking, a ground-floor restaurant and retail space, and two amenity levels for residents. Indeed Tower Under Construction Formerly known as Block 71, this mixed-use 36-story tower will feature 683,000 square feet of office space, ground floor retail, and urban greenspace. Job search company Indeed has leased the top ten floors. Intake and Utility Buildings Planned The City of Austin wants to transform three former utility buildings located on prime land along Lady Bird Lake into public spaces. Austin Parks Foundation and Trail Foundation are currently working with Cotera + Reed Architects on the design and development of the site and hope to open construction bidding in mid-2020. The Republic Planned Developer Lincoln Property Co. and partner Phoenix Property Co. proposed a 48-story skyscraper overlooking newly renovated Republic Square. The project would be 1.42 million sq.ft. including 800,987 sq.ft. of office space, 19,423 sq.ft. of retail space, and 1,900 parking spaces. Project is still in its early stages. 10 11 12 7 8 9

The 1.63-acre site will have 349 apartment units, 589,112 sq.ft. of office space, and 10,122 sq.ft. of ground floor retail. This will be Austin’s tallest building when complete with 66 floors. Estimated completion 2022 6th & Guadalupe Proposed Minneapolis-based Ryan Companies is proposing a 530,371 sq.ft. 60-story apartment and office tower at the corner of West Sixth and Guadalupe streets - catty- corner to what will be Austin’s tallest building, the 66-story 6 X Guadalupe, now under construction. The tower will have 363 apartments, 120,000 square feet of office space, and ground floor retail. Construction could start as early as the fourth quarter of 2020. 300 Colorado Under Construction A 32-story office tower is underway at 300 Colorado Street, a joint venture between firms Cousins Properties, Ironwood Real Estate, and Riverside Resources. Early plans show the building with 358,000 sq.ft. of office space, 10,000 sq.ft. of retail space, and 727 parking spaces. Parsley Energy has leased the entire building. Estimated completion December 2020 405 Colorado Under Construction Brandywine Realty Trust is building a 25-story office project at the northeast corner of 4th and Colorado streets. The design by Duda|Paine Architects of Durham, NC, will feature glass-enclosed office levels atop 12 stories of structured parking wrapped with terra-cotta tiling. Estimated completion in 2021 7th & Colorado Hotel Proposed New York-based Turnbridge Equities is proposing a high-rise hotel at the northeastern corner of Seventh and Colorado streets. The hotel partner for the project is CitizenM, an “affordable luxury” hotel brand currently with only three other hotels in the U.S. Preliminary documents show a height of 204 feet with 16 floors and 332 rooms. Austin American-Statesman Planned Waterfront Property Members of the Atlanta-based Cox family, which in 2018 sold the Statesman to Gatehouse Media, own the 18.9-acre South Congress Avenue site on the south shore of Lady Bird Lake and are partnering with Austin-based Endeavor Real Estate Group to transform the site with up to 3.5 million square feet of development. The vision calls for high-rise towers with offices, apartments, condominiums and hotel rooms, shops and restaurants, a waterfront park, a boardwalk, an amphitheater, and a bat-watching area. 2 3 4 5 6
