Assistant Facilities Chief

The Assistant Facilities Chief will be responsible for the efficient and independent operation of facilities, performing maintenance and repair tasks across both commercial and residential environments. The individual in this role will have expertise in HVAC systems (including refrigeration), preventive maintenance, plumbing, electrical systems, building automation, and troubleshooting of complex equipment. This position requires someone with a hands-on approach, capable of diagnosing and resolving issues swiftly while ensuring the smooth day-to-day operation of the facility. The Assistant Facilities Chief will be expected to be on-call every other week and work independently in managing the building systems and responding to emergency maintenance needs.
KEY RESPONSIBILITIES
HVAC & Refrigeration Maintenance: Perform routine and emergency maintenance on commercial and residential HVAC systems and refrigeration units, ensuring optimal performance. Troubleshoot and diagnose issues related to heating, cooling, and refrigeration systems. Implement preventive maintenance schedules for HVAC equipment to extend the lifespan and improve efficiency. Building Systems Maintenance: Oversee and conduct preventive maintenance on plumbing, electrical, and building automation systems, ensuring they function at peak efficiency. Perform repairs and replacements of components as needed, including electrical circuits, piping, pumps, and control systems. Troubleshooting and Diagnostics: Diagnose mechanical, electrical, and HVAC system failures, ensuring prompt and effective resolution. Utilize technical expertise to troubleshoot complex building equipment and systems, ensuring minimal downtime. Preventive Maintenance Programs: Plan, schedule, and execute preventive maintenance for all systems within the facility, including HVAC, plumbing, electrical, and automation. Maintain detailed records of completed maintenance tasks and any repairs performed, ensuring compliance with regulatory standards and company protocols. Building Automation Systems (BAS): Manage and monitor the building automation system (BAS), ensuring all systems such as lighting, HVAC, and security are properly integrated and functioning efficiently. Address any system malfunctions and escalate issues to the Facilities Chief when necessary. On-Call Responsibilities: Be available on-call every other week to handle emergency maintenance requests, facility-related incidents, and unexpected system failures. Respond to emergencies promptly and efficiently to minimize facility downtime and disruptions.
Independent Operations: Work autonomously to manage the day-to-day operations of facility systems with minimal supervision. Maintain a proactive approach to identifying potential issues before they arise and implementing solutions to avoid costly repairs or system failures. Vendor and Contractor Coordination: Coordinate with external vendors for specialized repairs or when equipment replacement is required. Review service contracts, monitor vendor performance, and ensure compliance with agreed-upon standards and timelines. Documentation & Reporting: Maintain accurate records of all maintenance and repair work performed, including equipment inspections, servicing, and repairs. Provide detailed reports on the condition of systems and any recommendations for improvements or replacements. Safety & Compliance: Ensure all systems comply with safety regulations, building codes, and environmental standards. Conduct regular safety inspections to identify hazards and implement corrective measures.
QUALIFICATIONS:
Education: High school diploma or equivalent required. Certification or formal training in HVAC, refrigeration, plumbing, electrical, or related fields preferred. Experience: Minimum of 5 years of experience in facilities maintenance or a similar role, with hands-on experience in commercial and residential HVAC systems, refrigeration, plumbing, electrical, and building automation. Skills: Advanced knowledge of HVAC systems, refrigeration, plumbing, electrical systems, and building automation technologies. Strong troubleshooting and diagnostic skills to resolve equipment failures and system malfunctions.
Ability to manage and execute preventive maintenance schedules independently. Comfortable working with and managing building automation systems (BAS). Experience working independently and managing a wide range of maintenance tasks.
Ability to operate diagnostic tools and equipment for various facility systems. Strong problem-solving skills and the ability to make decisions under pressure. Certifications (Preferred but not required): EPA Certification for Refrigerants HVAC Technician Certifications (e.g., NATE, HVAC Excellence) Electrical or Plumbing Licenses (where applicable) Physical Requirements: Ability to lift up to 50 pounds and perform manual labor as required. Ability to work in various environments, including confined spaces, elevated areas, and areas with varying temperatures.
