Interest rates continued their march upward through October and this has created an even greater chilling effect on the market. The transition is driving both buyers and sellers to adjust their strategies to optimize for this new season. Let’s take a closer look in this month’s Market Insights... PRICING

AVERAGE PRICE OF PROPERTIES SOLD BY COUNTY

Pricing has plateaued after the steep increases over the last three years. Reflexively, the expectation would be for prices to drop due to the increased inventory and shrinking pool of buyers, and it may with time, but at least for now, there is still sufficient demand to generally sustain the current pricing levels. Additional interest rate hikes would likely push the market to the tipping point and accelerate the turn downward in pricing. Two key metrics are highlighted below that further show how the market is evolving... SOLD PRICE VS. ASKING PRICE SELLER CONCESSIONS (% OF SALES PRICE)

In a hot market, sellers have more leverage and concessions are reduced to make offers as strong as possible. However, as another sign of a shift to a more balanced market, seller concessions are becoming more common and averaging higher amounts.

We saw in September that the sold price averaged just 97.4% of the asking price. This trend continued in October with this dropping to 96.8%, which is the lowest since mid-2020.

# OF HOMES SOLD

The number of homes sold through the first three weeks of October is significantly off the pace of the same period in October 2021 – down almost 40%. 2022 is staying on track to see 20 – 25% fewer homes sold this year compared to last year.

HOW IS THE INVENTORY CHANGING

MORE HOMES ARE FOR SALE

Close to 2,100 homes are currently listed for sale in the five-county region, which is up over 20% in the last four months. The majority of the inventory is in Sussex county and most of the increase in inventory has been from Sussex and Worcester.

PRICE DECREASES ARE MORE COMMON

October is at a 5-month high for the number of homes for sale that have had a price reduction. Of the 2,000+ active listings, there has been an average of 28 price reductions per day. This is a natural result of a thinning pool of buyers and decreased affordability due to the interest rate hikes.

HOMES ARE STAYING ON THE MARKET A LITTLE LONGER

Median days on market before going under contract has crept up to about 2 weeks in September/October. This is after 5 straight months of increase. This is still quite low compared to 2018, 2019 and the first half of 2020.

A FEW WORDS ON MORTGAGE RATES...

As of 10/24, the 30-year Fixed Rate average is 7.32% (as posted by Mortgage News Daily). This is up almost a whole point from last month’s update (9/22), which was 6.4%. The dramatic increase since the beginning of the year is unquestionably the primary reason for most of the changes we are seeing in the market. Home affordability has dropped significantly for most buyers. This is driving lenders to offer creative options, such as temporary buydown products, to help ease the pain for buyers.

The expanded trend to the left shows the rates going back to 1971. Current interest rates are at the highest point since 2000.

Although the interest rates create new challenges, it is important to keep things in perspective. The data is not good or bad but allows us to understand reality and face it in a positive way. The market is ever-changing, and each new season requires different strategies for success. Hands down, paint is the very best way to completely change the look of your home and is your most powerful weapon against a dated house. And, I’m not just talking about walls! Yes, you should paint the walls in your home to suit your style and taste and give it a fresh, clean look, but there are so many other things that can be transformed with paint:

Kitchen cabinets I’m sure you’ve all seen the amazing makeovers of people who painted their kitchen cabinets, right? No doubt about it…painting wood-tone cabinets a fresh new

color is a fantastic way to completely transform your kitchen.

Doors Changing out your front door can be expensive, so painting your exterior door is a great way to save money and give your exterior a more modern appearance. Painting the inside of your front door is also a great way to add a little drama to your entry. I happen to be a big fan of painting interior doors, as well, to add a bold pop of color and some character into your home.

Baseboards and Trim There has been a long-standing debate about whether or not you should paint stained-wood baseboards and trim. Many people adore the classic look of wood trim and would never consider hiding its natural beauty by painting over it. Others prefer the fresh, clean look of bright white trim

throughout their homes. There is no right answer, because it’s your home and you should do what you like to create a place that reflects your style.

I will say, however, that painting your wood trim white will completely change the look of the space. So, if transformation is what you’re after, painting the trim might be the right thing for you. Take a look at this next before and after pic to see how dramatic the change can be and then make the decision that feels right for you.

Fireplaces If you have an older home, chances are you have a brick fireplace. If your brick fireplace is making the entire room feel dark and heavy, then go ahead and paint it to brighten up the space! Tons of people paint over their brick fireplaces and it’s very easy to do. Another option? Consider whitewashing or limewashing the brick to brighten it up while still keeping some of its character. For coastal and farmhouse style spaces, I happen to prefer the look of whitewashed/limewashed brick over straight-up paint, because I like to see the color variation of the brick shine through. The best paint for limewashing (hands down) is Romabio, which you can buy from Home Depot. Here’s an example of a limewashed fireplace.

Built-Ins I’m a huge fan of built-ins and they can be a beautiful feature in a room. But, there are plenty of built-ins out there that are contributing to the overall dated look of a home. Your first instinct might be to just rip them out, but before you go down that path consider painting them! If you have high-quality, sturdy built-ins with a nice, clean design, a fresh coat of paint might be all that’s needed to bring those built-ins back to life and update the entire look of the space.

Pumpkin Pie Rice Crispy Treat

"THE CRUST”

"THE FILLING”

1 ½ bags mini marshmallows 5 tbsp butter 6 cups rice krispies

½ bag mini marshmallows 3 tbsp butter 1 tsp pumpkin pie spice 3 cups rice krispies orange gel food coloring

THE “CRUST”

Butter or spray a regular-sized muffin pan with non-stick cooking spray. Set aside. Melt butter and marshmallows in a large pot over low heat. Stir occasionally until melted and well-blended. Remove from the heat and immediately add the rice krispies. Mix until everything is well-coated. Using a large cookie scoop, scoop rice krispies into each muffin cup. Use a 1/4 measuring cup sprayed with non-stick cooking spray on the outside to make an indentation in the middle of each muffin cup. This is where the “pumpkin filling” will go. Don’t be afraid to push firmly to get a nice indentation.

THE “PUMPKIN PIE FILLING”

Melt butter, marshmallows and pumpkin pie spice in a medium pot over low heat. Stir occasionally until melted and well-blended. Remove from the heat and add orange gel food coloring – adding enough until you get your desired color. Mix until combined. Add the rice krispies and mix until everything is well-coated. Using a cookie scoop, scoop “pumpkin pie filling” into each “crust”. Use your fingers to press the filling into the crust. Allow the rice krispies to cool before removing them from the muffin pan. Top each pie with a dollop of cool whip before serving.

INGREDIENTS

5 cups French bread cubes 5 tablespoons unsalted butter, at room temperature 3 cloves garlic, minced 1 onion, diced 2 celery ribs, diced 1/3 cup dry white wine 1/4 cup dried sweetened cranberries 1/4 cup chopped fresh parsley leaves 1 tablespoon chopped fresh sage leaves 2 teaspoons chopped fresh thyme leaves 2 1/2 cups seasoned cornbread stuffing mix 1/2 cup pecans, chopped 1 1/2 cups chicken stock Kosher salt and freshly ground black pepper

FOR THE TURKEY

2 tablespoons unsalted butter, at room temperature 1 clove garlic, minced 1 teaspoon chopped fresh thyme leaves 1 teaspoon lemon zest 1 (2-pound) boneless, skin-on turkey breast Kosher salt and freshly ground black pepper

SHEET PAN HERB ROASTED TURKEY

Instructions

Preheat oven to 400 degrees F. Lightly oil a 9 x 13 baking dish or coat with nonstick spray. Spread bread cubes in a single layer on a baking sheet. Place into oven and bake until crisp and golden, about 10-12 minutes; set aside. Melt butter in a large Dutch oven over medium-high heat. Add garlic, onion and celery. Cook, stirring occasionally, until tender, about 3-4 minutes. Stir in wine and cook, stirring occasionally, until just reduced, about 2 minutes. Stir in cranberries, parsley, sage and thyme. Remove from heat and let stand to soften cranberries, about 5 minutes. Stir in bread, cornbread stuffing mix and pecans; season with salt and pepper, to taste. Stir in chicken stock until absorbed and well combined.* Spread bread mixture into the prepared baking dish. In a small bowl, combine butter, garlic, thyme and lemon zest. Using your fingers, carefully loosen the skin from the breast meat, spreading the butter mixture under the skin. Secure skin over the butter with wooden picks; season with salt and pepper, to taste. Place turkey on top of the bread mixture. Place into oven and bake until the turkey is completely cooked through, reaching an internal temperature of 165 degrees F, about 40-45 minutes. Serve immediately.

1. Prepare, prepare, prepare Avoid last-minute stress on the day by setting yourself up beforehand. Make sure your oven is clean and working well. Plan your menu and write your shopping list well in advance. Begin preparing your food a day or two before. Write up a time plan for all cooking remaining on the day of the dinner, making sure you consider your available fridge and oven space. You can even take the time to practice any new recipes in the weeks beforehand. Consider everything, and set yourself up for success from the start. 2. Don’t be intimidated by the Thanksgiving turkey As the center point of every Thanksgiving dinner, this can be the number one stress point for beginner Thanksgiving hosts. But it doesn’t need to be. Begin with a clear idea of how you want to prepare your turkey at least a week in advance. If you haven’t been handed an old favorite family Thanksgiving turkey recipe, find one online with lots of comments and reviews, so you know it’s been tried and tested. Then let Google help with the specifics. If your turkey is frozen, consult Google on how long it needs to defrost in the fridge for. Check the weight of your turkey and work out its recommended cook time – remembering to account for stuffing if needed. Yes, stuffing really does make a significant difference to the cooking time! On the big day, prepare the turkey before you prepare anything else, and set it in its roasting tray in the fridge so that you know it’s ready to lift straight into the (pre-heated!) oven at just the right time. And remember that once it’s in there, the most you have to worry about is a little basting every now and then. Even turkey first-timers can have a perfect result with a calm and measured approach, so don’t stress! I do highly recommend picking up a cheap meat thermometer so you can be 100% sure that your bird is cooked through before carving it.

3. Incorporate some Thanksgiving decorations You don’t need to go all-out with a floor-to-ceiling Pinterest-worthy Thanksgiving decor plan (though feel free if that’s your thing!). But a few well-chosen details will go a long way. String up some fairy lights or plop some little pumpkins on the table as centrepieces. Head to your craft store and grab some burlap for a makeshift table runner. Collect fall leaves and incorporate them into your place settings. 4. Open your house up early Avoid having people arrive just as the turkey’s due to hit the table, as it creates a bit of a rushed mood. Instead, have them come an hour or two early. Have light snacks and drinks available, the game on the TV, and games/activities set up for any kids. Though it sounds stressful to have people around when you’re in the peak busy-period in the kitchen, it may help to keep the evening relaxed. It means you won’t feel pressure to have Thanksgiving dinner on the table right as people are arriving. It allows your guests to soak in the smells and the little decor details in your home. And it offers an opportunity for people to lend a hand in the kitchen!

6. Set a neat Thanksgiving Dinner table If “buy good china” has been sitting on your to-do list right under “pay rent” and “put food on the table” your entire adult life, don’t stress. You don’t need a full set of matchy-matchy crockery to create a good impression with your tableware. Your everyday-use plates and cutlery will work just fine. Just ensure you set the table before your guests arrive, and include all the necessities – a dinner plate, appetizer plate, wine glass, water glass and a set of cutlery at each place setting. Place a nice napkin at each setting and voila – Thanksgiving table is set. For the items you don’t have on- hand/enough of, just go disposable. People will be too grateful to have warm food in their bellies to worry about what they’re eating off. You can get some pretty snazzy plastic plate sets (including cutlery) on Amazon these days, as well as festive plastic cups and even paper place mats. 7. Let people help There’s something wonderfully communal about throwing a Thanksgiving dinner. The more people involved in the process, the better. If someone offers to bring a dish or a bottle of wine, graciously accept. If extra hands are offered in the kitchen, take them! People love to get involved and feel like they’ve contributed to an amazing meal (and alleviated some of your stress levels too!). 5. Cater to the kids If there are going to be any kids at your Thanksgiving dinner, make sure they feel looked after. Have some kid-friendly drinks and snacks. Set their own table with paper plates, brightly coloured straws and some kind of novelty item (games or toys) that will help keep them entertained while the adults chat and enjoy the meal. If you’re feeling really industrious, you could even set up a craft space with some simple crafts like clothespin turkeys, fork-painted paper plate turkeys or fun paper pumpkin pies. Just be sure to delegate an adult to watch over the crafts if there will be very young children.

8. Allot some relaxation time After the last bite of pie has been swallowed and the last sip of coffee downed, don’t be too quick to send your guests on their way. Move into the living room to watch a movie or listen to music and chat.Make a point of spending time enjoying everyone’s company. 9. Send them home with Thanksgiving leftovers Consider sending your guests home with Thanksgiving leftovers. For an added touch look into Thankgiving leftover boxes. These containers are perfect for hot leftovers or for cramming in pieces of leftover pie. your guests will be touched and impressed that you're organized enough to send them home with their own little piece of thanksgiving dinner in a perfect little box

10. Take photos Thanksgiving memories are precious, and the photos you take at each gathering will be treasured by everyone for many years to come.

Just remember that no Thanksgiving dinner is EVER perfect. Seriously. Something will be burnt on the stove or forgotten in the fridge. There are any number of things that can go wrong, but they won’t be the things that set the tone for the day. Friends, family and a decent slice of pie are the things that will get your toe over the line. So relax, enjoy, and nail Thanksgiving dinner this year. You’ve so got this!

Tax Deductions:

Mortgage Interest- Deduct up to $750,000 in interest payments. Real Estate Taxes- You can deduct state and local property taxes every year, up to $10,000/yr. FOR THE SHORTBREAD CRUST:

4 sticks butter, softened 1 c. confectioners’ sugar ½ t. salt 2 ½ c. all-purpose flour

FOR THE FILLING:

1 stick butter, melted and cooled 2/3 c. light corn syrup 1 c. packed light brown sugar 4 t. vanilla 1 t. salt 2 eggs 2 c. chopped pecans

Pecan Pie Bars

INSTRUCTIONS

Preheat oven to 350 degrees F. Spray a 9 x 13-inch baking dish with cooking spray and set aside.

FOR THE CRUST:

In a large bowl, cream the butter, sugar and salt until fluffy. Gradually beat in flour. Spread into a greased 13-in x 9-in baking pan. Bake for 16 to 20 minutes or until lightly browned. Remove the hot crust from the oven and set aside.

FOR THE FILLING:

Whisk melted butter, brown sugar, corn syrup, vanilla and salt in a large bowl until the sugar dissolves. Whisk in the eggs. Spread the filling evenly over the warm crust and sprinkle with pecans. Bake for 25-30 minutes or until set. Cool completely in the pan on a wire rack. Cut into bars.

NOTES:

How can you tell when pecan pie bars are done? The bars are done and the pecan pie filling is ready to come out of the oven at the first signs of solidity in the center of the bars. The center might jiggle a little bit, but it should not slosh around. For a fancier, sit-down dessert, try topping the bars with vanilla ice cream and caramel sauce or whipped cream. The combination can't be beat!
