Prior to listing, here are the main items to get in order: 2020,2017,2014 2021-2022

• Confirm Authority to sell via the will as well as with probate. This typically includes applying for a Certificate of Appointment of Estate Trustee, which provides legal authority to sell someone else’s home. Be sure to keep all beneficiaries up to date and informed. • Determine the value of the property. Obtain a professional appraisal or a market valuation of the property as of the date of death for tax purposes and a current market value to set the listing price. • Protect the Property . Ensure the insurance coverage is up to date, that the vacancy is known to the insurance company, and that insurance remains in effect until closing. Change locks, turn off unnecessary electronics, and secure the property as needed. • Maintain the property. Ensure that all utilities and taxes are paid up to date and able to remain on. Keep the heat on to prevent pipes from freezing. • Deciding AS IS or warranty. This is the difference between warranting that mechanics and chattels are in working order or they are being sold “as is”. Most estates are sold “as is” as

Discuss with your REALTOR® what disclosures about the home are needed, ie known leaks or defects, “as is”, and that the home is being sold under probate. • Prepare for Listing. This can include, but is not limited to, removing belongings, decluttering, deep cleaning, and doing any renovations or repairs as needed. Be sure to tidy up inside and outside, keeping pathways clear. Staging may also be required. High-quality photos are always a must for online marketing.
