The farm represents productive, tillable cropland with an ideal location and endless possibilities. The farm is also improved with a couple of farm buildings and a grain bin. TRACT INFORMATION • 73 Acres± (Subject to Survey) - 1 Tract • FSA figures should indicate approx. 64 acres of cropland currently in row crop production • Productivity Index Rating (PI): 109.5 • Soil types include Clarksdale, Bunkum, Winfield, Timewell, Keswick & Keomah • The balance of the farm represents grass waterways and an area in the SW corner which is improved with (2) farm buildings and a grain bin • This tract offers potential development and/ or building sites with an ideal location next to Quincy Regional Airport. • Access is along the west side by E 1600th St.

METHOD & TERMS The Sorrill farm will be sold on a price per acre basis, based on a survey which is currently underway. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Tuesday, January 10, 2023. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Buyer will be responsible for 2023 and all subsequent taxes. Possession will be given at the time of closing, subject to any remaining crop tenancy for the 2022 crop year only. The properties sell free and clear of tenancy for 2023 and beyond. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
