The 2025 FMB Master Builder Awards is a fantastic opportunity to celebrate the high-quality work that has been happening across the UK in our building industry. Our winners’ projects are nothing less than beacons of excellence demonstrating the wonderful and inspiring work that FMB Master Builder companies are carrying out every day to help improve the communities and places where we all live and work. The recent years have certainly been very challenging with sluggish economic growth, price inflation and on-going labour shortages affecting productivity and delivery. So, there is no better time than to have something positive to shout about within the building industry because despite all the challenges, FMB Master Builder companies have demonstrated what they do best - building, repairing, and maintaining our homes and places of work! So, please join me in helping to celebrate the outstanding work showcased in this brochure by the UK’s best builders, and in supporting the FMB Master Builder Awards. R & M Williams Limited, Wales, Overall Master Builder of the Year
R&M Williams has been crowned the Master Builder of the Year for their remarkable transformation of the derelict Palace Theatre, a project that was a ‘far more challenging endeavour than anyone had ever imagined.’ The main objective was to restore, reconfigure, and refurbish the Grade II listed building — originally built in 1888 and empty since 2006 — into a state-of-the-art event and collaborative workspace for Swansea Council’s end-tenant, Tramshed Tech. The project successfully breathed new life into a building that was in dangerous disrepair, with no functioning roof and a flooded basement.
A key highlight was the collaborative design and development process, which was crucial due to the building’s advanced state of disrepair. As many areas were inaccessible pre-construction, the design was finalised during the build itself, with R&M Williams working alongside the design team and Cadw (the Welsh historic environment service) to address hundreds of requests for information. Their careful and sympathetic approach involved salvaging and reusing many original features, such as Ebbw Vale bricks and cast-iron balustrades, and meticulously recreating unsalvageable elements like the conical roof and the proscenium arch.

The project team successfully overcame numerous challenges, including the building’s intricate historic fabric and restricted floor plates. They devised a bespoke passive fire protection solution for the unique 400mm walls and integrated modern mechanical ventilation without creating new penetrations. A complex, out-of-sequence construction program was implemented to accommodate the structural work, including craning new steel onto a prepared slab through an open roof. Throughout the project, R&M Williams maintained exceptional relationships with all stakeholders, including the client, design team, and the neighbours. They also achieved an impressive 93% diversion from landfill and delivered a £1.90 multiplier in added value to the local economy - meaning that for every £1 invested in the build an additional 90p was generated for the Welsh economy. Their dedication to saving a significant piece of Welsh heritage while creating a modern, functional space makes them a truly deserving winner.

I J Curry & Son Limited, Northern Counties, Small Renovation Project
I J Curry & Son have won the Small Renovation Project category for their exceptional work in transforming a Victorian Lakeland stone building into a wonderful family dwelling. The project’s main objective was to remodel the ground and upper floor apartments, a task that required significant structural and design input from the team to realise the owner’s vision.

The clients, who were actively involved and living on- site, remained a key part of the build process thanks to this builder’s collaborative approach. The team expertly managed this and maintained a high-standard finish throughout the build. They showcased incredible resourcefulness by salvaging and repurposing materials. For example, they used Lakeland stone reclaimed from garden walls to match the raised roof profile, and they extended existing oak flooring with specially cut boards. The project was not without its challenges; the team had to overcome technical difficulties posed by irregular angles when creating the new roof structure and staircase. They also faced unforeseen issues pertaining to the building’s poor initial construction and a water leak impacting a neighbour’s property. The team’s flexible approach, along with their skilled problem- solving and excellent coordination with contractors, allowed them to overcome these obstacles without compromising the final result. Their commitment to communication, especially with the on-site clients, ensured a smooth process and an outstanding new home full of character.

SG Design and Build (Construction) Ltd, Yorkshire & Trent, Medium Renovation Project
SG Design and Build (Construction) Ltd delivered a bold and brilliantly executed transformation of a Derbyshire bungalow, turning a tired layout into a light-filled, future-ready home. The aim was to redesign the layout, creating a spacious master bedroom suite, vaulted kitchen/living space, utility and snug, with expansive glazing that made the most of its views across the Derbyshire Hills.
Working as both designer and builder, the SG team delivered a highly technical rear extension, featuring a vaulted structure and a striking full-height apex window. Their attention to detail was second-to-none, from the six-month-in-advance crane lift of a 700kg apex frame to the clever use of sun tubes and zoned underfloor heating.

Precision and collaboration were central to the build. SG maintained clear communication across a large team of trades, designers and suppliers – many of whom are trusted, long-term collaborators. Managing tight deadlines, complex structural challenges, and a tricky site layout, the company kept the project moving with confidence, integrity and exceptional project management. Their clients praised the team’s friendly, transparent approach and said they were ‘delighted with our new and revamped spaces’. There wasn’t a single snagging issue at handover – testament to the quality of the work. As one judge commented, ‘SG have delivered professionally and very successfully… the completed project looks excellent and is a credit to all involved.’ This is a shining example of a young company bringing modern thinking, teamwork and real craft to a renovation that’s both technically ambitious and beautifully resolved.

Preece & Sons (Carpentry) Limited, Central, Large Renovation Project Preece & Sons were tasked with transforming an old barn into a functional, stylish living space that combines traditional character with modern comforts. The team brought in a trusted architect to help finalise the design and oversee planning approvals, ensuring the renovation honoured its historic roots.
Key features include a modern metal spiral staircase, a unique curved en-suite that was redesigned to create a wet room, and original oak beams for aesthetic appeal. The kitchen’s curved Crittall doors also flood the space with natural light.
A key challenge involved upgrading the insulation to ensure the air source heat pump could operate efficiently, a difficult task when retrofitting an old barn. Achieving the necessary U-valves required meticulous planning to avoid compromising the building’s character.

Another significant hurdle arose with the extensive oak replacement work. To carry out these repairs safely, the team needed to prop up the roof and walls, ensuring the structure remained stable throughout the process. A further complication emerged during drainage excavations near the neighbour’s fence, where an unexpected smell of oil suggested a potential leak from the adjoining property’s tank. Ground samples were taken and showed that the issue was localised, avoiding the need to remove the new floors for the subsoil to be excavated. The client is absolutely thrilled with the transformation of their redundant barn into a stunning, high- specification home. From start to finish, Preece & Sons exceeded their expectations in every way. The team ensured the project remained on schedule and within budget, even navigating unforeseen challenges with expertise and transparency.

The main objective of this project was to create a sustainable, low-energy family home that maximised its coastal views. Other key requirements included wheelchair accessibility, four en-suite bedrooms, and adaptable spaces for both the family and guests.
This project combines innovative design, sustainability, and seamless functionality. It adheres to Passivhaus principles, resulting in exceptional energy efficiency. Through a combination of high-performance triple- glazed windows, insulated fabric, strategic orientation, and an efficient MVHR system, it achieves a remarkably low operational carbon footprint. Additional standout features include the integration of renewable energy systems, such as a ground source heat pump and a 6 kW solar PV system with battery storage, ensuring minimal environmental impact throughout the home’s lifecycle.

A key challenge arose when the original architectural plans proved incompatible with the existing house dimensions, threatening to severely impact the availability of headroom in the new space. They creatively addressed the issue by introducing a structural column and then mirroring it to create a stunning housing for the range cooker, which became a focal point of the kitchen. They also addressed and fixed non-compliant drain lines, all while keeping the project on schedule. The team’s commitment to clear communication, problem-solving, and a high standard of craftsmanship is evident in the client’s testimonial, which praises their professionalism and attention to detail. I J Curry & Son Ltd impressed judges with a bathroom renovation that was as complex as it was characterful. Tasked with transforming former holiday apartments in a converted Victorian house into a cohesive home, the team created a striking master suite complete with a spacious en-suite bathroom in what was previously roof void.

This was no off-the-shelf bathroom renovation. With the clients living on site, keen to reuse materials and be involved, the Curry team worked in true partnership to deliver something special. Site lead Gary Pimblett became both project manager and mentor – teaching basic joinery and managing expectations with patience and care, whilst Nick Curry liaised with the clients providing reassurance on priorities and costs. Every detail was handled with skill, from salvaging oak skirting and turning an old sideboard into a feature nook, to the installation of RSJs to support a bath without disturbing the kitchen ceiling below. Challenging roof angles, persistent rainfall, a leaking neighbouring property and narrow timelines added pressure. But the team stayed calm, resourceful, and communicative – realigning resources, bringing in trusted craftspeople, and co-ordinating work with empathy and professionalism. The result is a unique, high-quality bathroom that retains character while delivering comfort and function. Judges praised the ‘high quality craftsmanship and finish’ and ‘genuine collaboration with the client’ that brought this memorable space to life. Clients Sarah and David Boycott said ‘Nick and his team made us feel not just clients but also part of the team’. Empty since 2006 with no prospect of secure redevelopment funding under private ownership, the six-storey building was purchased by Swansea Council in 2020. The vision was to transform it into a state- of-the-art Grade A flexible office and event space, while retaining its iconic features. Working closely with the council’s appointed conversion architect specialist, the team undertook a meticulous restoration, reconfiguration, and refurbishment. This included carefully stripping out fixtures, addressing the absence of a functioning roof, and resolving issues caused by a flooded basement to ensure a safe environment before construction could proceed. The project faced significant challenges, including disruptions to material supply and resources during the Covid-19 pandemic, the Ukraine war, and the cost of living crisis. Overcoming these obstacles required determination, close collaboration, and adaptability from all parties involved. Strong stakeholder relationships were maintained through contract framework coordination workshops and housekeeping meetings attended by the design team, client, and hosted by the client’s agent (TC Consult). These sessions were vital for effective stakeholder mapping and establishing collaborative protocols for the duration of the contract. The Palace Theatre’s transformation is a testament to the combined expertise and commitment of the client, design, and delivery teams. The result is a vibrant, flexible venue, with the capacity to revert to theatre use if required.

Spey Building & Joinery Ltd, Scotland, Sustainable Building Award
Inspired by the Nordic tradition of remote summerhouses, huts and cabins, Spey Building & Joinery demonstrated how small, sustainable homes could be designed to suit Scotland’s remote and environmentally sensitive landscapes. The house’s design aims to meet the stringent RIBA 2030 Climate Challenge standards, and the remoteness and sensitivity of the site make this project unique, which influenced all aspects of design and construction.

The structure is created almost entirely from engineered timber, much of which was prefabricated off-site. Sustainable systems include a heat-recovery ventilation system, solar water heating panels, solar photovoltaic (PV) panels with battery storage, and a system for recycling heat from shower drains. There were technical and physical challenges in trying to mitigate the environmental impacts during the construction and over the lifetime of the building. A mix of healthier wood fibre and mineral wool alternatives were needed for insulation materials to avoid high embodied-energy plastic insulation. It was important for the team to regularly meet with all key stakeholders to manage progress. Builders temporarily stayed at a house nearby for up to two weeks at a time, which allowed them to integrate into the community and develop relationships with locals. The client praised the team on a wonderful job, delivering a new build of the highest standard and quality. The team took the remote location of the site in their stride, and were not fazed by the tricky access, wind, rain, gales, ice and snow during the build process.

Martin Sneddon of Martin & Son Builders, Scotland, Outstanding Builder of the Year
Martin Sneddon of Martin & Son Builders has been named Outstanding Builder of the Year for his professionalism, generosity, and deeply client-focused approach. Nominated by a homeowner for whom he built an extension, Martin stood out from the very first meeting – offering helpful, honest advice and design suggestions long before he was awarded the job.

Throughout the project, Martin navigated build challenges with care and creativity. When a steel beam conflicted with a planned window, he didn’t raise a problem – he brought a solution, reworking the design into a more elegant, practical feature. As costs tightened, he even offered a flexible repayment plan to ensure the family could finish their garden safely for their young daughter. Martin is also a powerful role model within the industry. As a deaf builder, his communication is clear, thoughtful and adaptive. He leads by example, with a team praised for their respectful attitude – not just by clients, but by neighbours too. Beyond the site, Martin volunteers in schools during ‘World at Work’ week to encourage the next generation into construction and raises thousands for causes close to home, including a clay pigeon shoot in honour of a team member receiving cancer treatment and over £11,000 for Crosshouse Hospital’s Cochlear Implant Suite. Liam Adamson of Haldane Construction Services Ltd, Scotland, Apprentice of the Year
Liam Adamson has been named Apprentice of the Year for his inspiring journey from a labourer to a skilled bricklayer, demonstrating exceptional dedication and leadership. Now in the final stages of his four-year apprenticeship, Liam has already achieved an SCQF Level 6 in Bricklaying and is on the cusp of completing his final skills test.

Liam’s commitment to his craft is evident in his impressive self-driven learning. He started at Haldane Construction as a general labourer, where he learned the art of bricklaying through observation. Recognising his talent, the company offered him an apprenticeship, which he embraced with enthusiasm, spending his evenings and weekends independently honing his skills. This dedication has allowed him to excel in his trade, a journey that started at the age of 30, proving that passion and hard work have no age limits. Beyond his technical abilities, Liam has shown extraordinary character and has become a cornerstone of the team. Having been with the company for over a decade, he has helped maintain its unity and uphold the founder’s legacy, particularly after their recent passing.
