METHOD AND TERMS Land is generally located near Carrollton, IL in northern Jersey and Greene County, IL. (Carrollton, IL is located approximately 60 miles southwest of Springfield, IL or approximately 50 miles north of St. Louis, MO.) See individual tract locations & specific tract maps in this brochure. Land represents prime tillable farmland, premier hunting/recreational acreage, development ground, grain storage, plus more! This is going to be an excellent opportunity for farmers and investors to acquire land! • Tracts 1 - 15 will be sold on a price per acre basis. Tract 16 will be sold for the total dollar amount or “lump sum”. Where necessary, a survey will be completed prior to the auction. On tracts that are surveyed, the surveyed acreage will be used to calculate the purchase price. • Tracts 10, 11 & 12 will be sold “Buyer’s Choice,” whereas the high bidder can purchase any of the three tracts (in any order) for their high bid. Buyer’s Choice auctioning will continue on these tracts until all three tracts have been purchased. • Buyer(s) will be required to sign and enter into a Purchase Agreement with the seller (a copy of the Purchase Agreement will be available for review prior to the auction). • A down payment equal to 10% of the purchase price will be due on the day of sale. BIDDING IS NOT CONDITIONAL UPON FINANCING. • The balance of the purchase price will be due at the time of closing, with closing scheduled to be on or before April 30, 2020. • Possession will be granted at the time of closing. • Seller shall provide Title Insurance in the amount of the purchase price. • The 2019 real estate taxes will be paid by the seller. The 2020 real estate taxes will be paid by the new buyer(s). • All announcements sale day shall take precedence over any prior advertising either written or oral.
