THE ROLE

Job purpose

To manage the maintenance of Uppingham School’s built estate by devising a maintenance strategy and implementing that strategy, with a strongemphasis onpreventative, cyclical and life-cycle planning, using Flow360 as the School’s computer-aided facilities management system. To deliver a high standard of service by planning ahead, designing work streams and deploying resources: this includes line managing the in-house maintenance team (15 staff) and commissioning work from external consultants and contractors. To ensure the statutory compliance of building services and ensure Health & Safety and risk management practices are embedded in the work of the maintenance function. Your accountabilities Strategy: create and implement amaintenance strategy tomaintain the School’s built estate to reduce dependence on reactive works ; maximise reliance on planned, preventative maintenance based on cyclical programmes and taking account of life-cycle planning; undertake condition surveys to inform the strategy; create a culture of forward planning; seek the most efficient and cost-effective balance between an in-house maintenance team and external contractors; and provide building services advice and support to Estates staff, contractors and consultants. Teamleadership: leadandmotivate themaintenance teamof 15staff, whichcurrentlyconsists of a Building Services team (electricians; plumbers) and a Building Fabrics team (joiners; decorators; multi-skilled operatives); develop a culture of collective responsibility; develop staff talent and skills; manage performance; modernise working practices and increase productivity, quality and morale; chair departmental meetings; develop decision-making and technical skills in department staff; identify future talent and ensure effective succession planning; and, as a senior manager, be on call to resolve emergency situations. Maintenance work: Manage the schools maintenance programme through the allocate work orders to in-house team and external contractors to ensure both PPM schedules and reactivemaintenance jobs are completed in line with service requirements; manage external maintenance and/or project contractors to ensure services are carried out in compliance with written specifications, induction processes, contract requirements, key performance indicators and professional standards; ensure a fully managed handover process for all Uppingham School projects; commissioning, O&M’s, warranties, training for maintenance/ other School, updating PPM’s, asset registers, CAD drawings, maintenance contract and manage defect liability issues.
