before the auction it still left plenty of interesting lots and keen buyers for the night. Live streamed auctions mean that potential buyers can, not only, enjoy the safety and comfort of their own homes in these uncertain times but can also bid for a house whilst cooking their supper or doing the laundry, naturally leaving everyone a moment for that ubiquitous glass of wine!

For me, the excitement of the evening was Lot 2, a Grade 11 chapel for conversion. This formed the last element of a former Alms House now converted into luxurious residential units in a secure enclave in Old Market. For those with a taste for the ‘ecclesiastical’ this ‘Gothic style’ architecture offered the opportunity to create a truly unique home or an investment of huge character with all the advantages of being within a short distance of the city centre. My enthusiasm was shared with the punters as I received bids in very quick succession from those ‘on line’ as well as proxy and telephone bids. With a guide price of £190,000 and the obvious interest it was a little while before I finally brought the gavil down at £100,000 more than the guide with a final sale price of £290,000. What a ‘Blessing’ to have lots like this with such a ‘heavenly’ result! With almost £4m property sold I am looking forward to 21st April. Andrew Morgan MBE . Auctioneer
