Neighborhood Analysis:

The subject property is located at the northwest corner of Golf Course Drive and Sunrise Circle. Its neighborhood is defined by Ramon Road to its North; Dinah Shore Drive to the South; Da Vall Drive to its East; and Date Palm Drive to its West. Access to this neighborhood is predominantly via the 10 & 111 freeways. The majority of the buildings in the subject neighborhood were constructed between the 1970s and 1990s. The neighborhood area is currently in a state of stability. The subject is surrounded by residential buildings, a golf course, and vacant land. There are four influences on value: locational, economic, social and governmental. The locational influences on value are positive with respect to being within proximity to the freeway and being located on a well maintained professional street.
