MARKET INSIGHTS APPLYING DATA SCIENCE TO BETTER UNDERSTAND OUR LOCAL MARKET Prices in our local market dug in their heels this last month after signs of decelerating previously. While all eyes are on interest rates as we break the 8% barrier, the market forges on. AAll transaction data & data visualizations are based on information from Bright MLS for the period 1/1/2018 to 9/30/2023 Unless otherwise noted, data includes “Active” or “Closed” transactions from Wicomico, Worcester, Somerset, Dorchester and Sussex Counties

Average month-over- month pricing in our area jumped after two months of decline. AVERAGE SOLD PRICE

As we drill down into the pricing data, the spike in average price in September is clearly not consistent across counties.. Worcester has a significant effect on the overall average as prices have steadily risen over the few months. Sussex rebounded from a lower August as did Wicomico. Prices decreased in Dorchester and Somerset, but the impact is overshadowed by the more active counties. The increase in September is apparent in the median pricing trend as well, which means it’s not just an artifact of a few high- end outliers that month.

# OF HOMES SOLD

2023 sales are staying off the pace of 2022, but the gap has closed just slightly over the 2nd half of the year. Year-to-Date the number of homes sold in 2023 is about 13% less than the same period last year.

INVENTORY

Inventory has grown to over 2,200 homes on the market currently. This is an increase of almost 30% since the Spring.

Such an increase in inventory would be expected to lead to at least some pricing correction, but supply still has clearly not balanced with demand. In spite of 30-year high interest rates, underlying demand is still solid in the market. People still need to buy homes and real estate remains the most attractive investment vehicle for building wealth long-term. Life events, like a job relocation or a growing family, are circumstances that trump interest rates when making the decision to purchase. Rent isn’t getting cheaper either, so if people can afford to buy, they still want to.

So while I do expect the rate of increase in pricing to slow down as the market better balances, real estate will continue to appreciate year-over-year.

Pulsenomics LLC recently conducted a survey of over 100 distinguished real estate economists and analysts from across the United States to assess their predictions for the forecasted appreciation of home values in the country. The results of that survey showed that positive and appreciable home value gains are expected for the foreseeable future.

If this prediction is accurate (and history would suggest it is reasonable), a buyer who purchases a $300,000 home at the end of 2023 would see a cumulative value increase of 13.4% over the next (4) years. This translates to over $42,000 of appreciation! Real estate is expected to continue to be a stable source of wealth with no crash looming on the horizon. The market fundamentals for residential real estate continue to be solid and the current key drivers of both supply and demand point to an optimistic future, even if interest rates create some turmoil for home buyers.

I’ll start that ministry . . . take that vacation . . . finish writing that book . . . Thoughts like those point to a problem: You’re too busy. You’re running yourself into the ground. And unfortunately, slowing down in life doesn’t just happen by accident. You can’t stumble into having a balanced life. That’s because life only keeps moving faster, and you have to keep moving faster to avoid falling behind. If you’re not careful, you’ll live your entire life rushing from one thing to the next in a constant whirlwind of chaos. When you get that busy, you miss out on the best parts of life. With the Holidays coming up, It iseay to get sweaped away in the rush of life. Enjoy this great article from Dave Ramsey about how o slow down and enjoy life. So, let’s talk about why slowing down is important and discuss some practical ways you can slow down.

Why is slowing down so important? Well, when you live at a constant breakneck pace, it takes a huge toll on your mental health, physical health, relationships and productivity. But when you prioritize slowing down, you can: The Importance of Slowing Down

Focus on what’s truly important in life. When you live a busy and distracted life, you lose sight of the people and things that matter most to you. Slowing down allows you to set your priorities and stick to them. Stay healthy—physically and mentally. Over-the-top busyness leads to stress, and chronic stress will wear down your mental and physical health. Psychologists and doctors call this unofficial condition hurry sickness, a form of anxiety fueled by constantly trying to squeeze just one more thing into our already packed schedules. Yeah, let’s avoid that. Be more productive. This sounds backward, but rest is crucial for productivity. No, really. When you rush and hurry through your work, you’re more likely to make mistakes, and that forces you to go back and redo things you could’ve just gotten right the first time. Going slow and enjoying the moment allows you to bring your best energy and mental focus to your work.

Here’s the deal: If you don’t slow down, you’ll miss out on a ton.

How to Slow Down

Let’s talk about how to slow down and stop feeling so overwhelmed all the time. Now, you need to know that slowing down takes a ton of discipline. You’ve got to choose to go against what the rest of the world is doing. But it’s worth it—we promise.

Here are a few practical ways to slow down.

1. Pay attention to what gets your attention. Part of the reason we stink at slowing down is that we try to divide our attention between a million things all at once. We think multitasking will help us get more done, but it really only leaves us stressed and frazzled. One way to address this is to spend some time considering where your attention is directed—the people, thoughts and circumstances that you focus on the most. If you don’t like what you discover, it may be time to make some changes. 2. Be present. It sounds simple, doesn’t it? Just be present. Just be where you are. But if it were easy, we wouldn’t struggle to do it. In our busy lives, with so much competing for our attention, it feels almost impossible to focus on what’s in front of us. That’s why you should take some time to identify what gets in the way and keeps you from being present. When you do that, it becomes easier to guard your attention so you can live in the moment. So, ask yourself, What gets in my way? What keeps me from being present? Make a list, then think through how you can put guardrails around the things that come up.

3. Put the cell phone away. Yep, it’s time for the cell phone talk. Truth is, we’re addicted to our phones and the temporary rush we get from looking at them. The noises, alerts, dings and little red dots keep us feeling hurried because there’s always one more to check. You’ve got to stop letting your phone run your life. Don’t give it the power to steal your time, attention and peace of mind. You’ve got to set boundaries around your phone so you can control it—not the other way around. It may be time to delete social media apps from your phone and just keep your accounts on your computer. Or maybe you need to lock your phone away in a drawer or container when you get home from work until your kids go to bed. 4. Focus on the people in front of you. When we rush through life, we often push people to the side— whether they’re friends, family or even the cashier at the grocery store. As a result, we miss out on relationships, and those are super important. You need to stop, slow down, put your devices away (yep, we’re really hammering that one home), look your loved ones in the eyes, and spend quality time with them. The connection that comes from those moments will help you slow down and be at peace. 5. Accept your limitations. Do you ever feel like it’s your job to save the world? Have you ever signed up and said yes to something you didn’t even want to do because you worried that if you didn’t show up, the whole thing would fall apart? The world will keep spinning if you say no to the rush and just take a nap instead. Yep, it’s true. Accepting your limitations allows you to give yourself some margin for rest, and you need that. You’re not the Energizer Bunny—you’re a human being.

6. Make time to have fun. The older we get, the harder it becomes to make fun a priority. We might even feel guilty for having fun—like it’s a luxury we can’t afford. Or we might completely forget how to have fun in the first place.But you’ve got to slow down and make time to have fun, because it recharges your batteries. It lets you laugh and connect with people, and it infuses your hectic life with some much-needed joy. 8. Practice silence. Most of us aren’t very good at being still. After all, we live in a world full of noise where it’s possible to fill every single second of our day with a song, podcast or (unfortunately) TikTok. All those options and distractions often cause us to lose touch with the world around us and ourselves.Here’s one way to make that happen: For just one week, try spending all your time in the car in silence. No radio, podcast or music. That will definitely help calm your mind, and you may even decide to make it a permanent part of your commute. 9. Journal. One of the problems with being too busy is that we don’t make time for reflection. We never pause to check in with ourselves, think back on the day, or consider whether we even like how we’re spending all that time. The best way to fight back against that kind of mindlessness is journaling. It’s an awesome way to slow down and connect with yourself. If you’ve ever had a regular journaling time, you know just how valuable it is (and if you’ve fallen off the wagon with your journaling, now’s a great time to get back on it). If you haven’t journaled before, a great place to start is with The Contentment Journal by Rachel Cruze. Rachel will walk you through a 90-day journaling process that will help you find peace and contentment while slowing down and enjoying life more.

THE ULTIMATE LEFTOVER TURKEY CLUB

6 slices bread, whole-wheat sandwich ¾ pound turkey, left over ½ cup cranberry sauce, left over ¼ cup mayo 6 slices bacon , cooked and cut in half red onion, sliced ½ cup cheddar cheese, shredded 2 ounces cream cheese, light lettuce Ingredients

Instructions

Preheat oven to 350 degrees. In a small bowl mix mayo and cranberry sauce together Spread cranberry mayo on all six pieces of bread. Pile ¼ of the turkey onto two slices of bread and top with lettuce, followed by 2 slices of bacon, cheddar cheese and red onion. Place other piece of bread on top, cranberry side down. Spread middle piece of bread with one ounce of cream cheese. Top with turkey, followed by lettuce, bacon, cheese and red onion. Place toothpicks in corners of sandwich. Place on sheet pan and bake until cheese is melted.

The summertime real estate season is as hot as the weather, but you might want to postpone your purchase until fall. For the first time in recent history, October surpassed June as the most popular month to get married. And these autumn-loving brides may be on to something: Although the spring months are notoriously the best time to buy real estate, fall may be the new ideal season to buy a home. Here are some expert insights on why you should consider a fall real estate purchase. There’s Less Competition Competition for houses drops off in the fall, a time many people consider to be off-season in real estate. But there are still homes for sale — and in some cases, there’s just as much inventory as there was during the spring and summer. Fall means new inventory and repositioned old inventory that did not sell in the prime season. This puts you in a great position to negotiate! Sellers are Serious Not all homes on the market in fall are summer leftovers. Some people need to sell in the fall because the timing is right. Maybe they were having a home built, and it’s now ready. Maybe they need to move because of a job. Sellers tend to be more serious about getting their home sold in the fall, meaning they are more open to entertain different offers.

Fall is a Safer Time of Year Did you know that burglars have peak seasons? You‘re the Center of Attention Because spring and summer are ideal times to buy a home, moving companies can often time be busier. “Because summer is peak moving season, people often experience more delays and service issues, such as moving companies reaching capacity and running out of trucks to pick up shipments. This is also true for many professional in the home business. The probability of experiencing delay goes way down in the fall season. You Can Take Advantage of End-Of-Year Sales to Outfit Your Home There are bound to be improvements you’ll want to make after buying a house. You’ll also probably need to buy items to maintain your home, and if appliances weren’t part of the deal, you’ll need those too. Wouldn’t it be great to coordinate your home purchase with sales on items you’ll need? According to Consumer Reports, the calendar determines when it’s a good time to buy all sorts of consumer goods. In particular, September is a great time for buying carpet and paint. October means lawn mowers go on sale, and appliances and cookware are cheaper in November.

PUMPKIN RICOTTA BUNDT CAKE

2 1/4 cups all purpose flour 2 tsp baking powder 1 tsp baking soda 1/2 tsp salt 1 1/2 tsp ground cinnamon 3/4 tsp ground all spice 1/8 tsp freshly grated nutmeg 1 1/4 cups sugar 1 cup 2 sticks unsalted butter 3 large eggs 1 1/4 cups pureed pumpkin 1 tsp vanilla 3/4 cup buttermilk

1 pound ricotta cheese 2 large eggs 3/4 cup sugar

2 teaspoons vanilla 2 Tablespoons flour confectioner's sugar for topping

Instructions

Preheat oven to 350 degrees F. Grease and flour a bundt pan, tapping out excess flour or see notes for a super easy way to do this. Adjust oven rack down to the bottom third of the oven. For me, this is just one level down from the center. Make the cake. In a medium bowl, whisk together flour, baking powder, baking soda, salt, cinnamon, all spice and nutmeg. Set aside. In a medium bowl, whisk together pumpkin, vanilla and buttermilk until fully combined. I like to do this in a large liquid measuring cup for easy pouring. Set aside. In a large mixing bowl, beat butter and sugar with an electric mixer until pale and fluffy, about 3-5 minutes. Add eggs one at a time mixing until incorporated after each addition. Alternate adding flour and pumpkin mixture to the butter mixture (1/3 flour, 1/2 pumpkin , 1/3 flour, 1/2 pumpkin, 1/3 flour) mixing until just combined after each addition. Scrape the sides of the bowl as necessary. Pour batter into prepared bundt pan. Make the filling. In a medium bowl or large liquid measuring cup, combine ricotta, eggs, sugar, vanilla and 2 Tablespoons of flour. Whisk until thoroughly combined. Carefully pour all over the top of the cake batter in the bundt pan. Jiggle the pan a bit to even out the cheese mixture, if necessary. Bake for 55-60 minutes or until toothpick inserted in center comes out clean. Remove from oven and allow to cool for 15 minutes in the pan. Place a cooling rack on top of the cake and flip cake over and out onto rack. Allow to cool, then dust with powdered sugar before serving.
