ing with ample on-site park- ing and convenient access to Rtes. 4, 17, 80, and the New Jersey Tpke. The office build- ing is also located across from the Bergen County Court- house and the Bergen County Administrative Complex. Realizing their well-known reputation for unmatched ex- pertise and proven track record within the northern N.J. office market, the seller brought on NAI James E. Hanson to market the property for sale in hopes of capitalizing on the demand for quality office space within the premium downtown Hacken- sack area. Due to its size and
valuable location, the property immediately caught the eye of Sky Holdings Group, LLC, as they sought to expand their NYC-based legal practice to NJ. “Securing office space within an area that helps support a business’s success and growth is the most important aspect of any office search.” Said Cassano. “When we can help play a role in securing such a unique match relating to both business function and location, it highlights our continued commitment to not only being a market expert, but a thought- ful member of the communities with which we interact.” MAREJ
LDWICK, NJ — NAI James E. Hanson , the New Jersey-based full-service independent com- mercial real estate firm, an- nounces it has negotiated the sale of a 10.78-acre mixed-use property at 152 Oldwick Rd. in Oldwick. NAI James E Hanson’s Sig Schorr repre- sented the seller, Sblendorio Tewksbury Holding, LLC, and the buyer, Outdoor Digs, in the transaction. Located in Hunterdon Coun- ty just a half of a mile from In- terstate 78, 152 Oldwick Rd. is comprised of a 7,445 s/f office building with two apartments on the lower level, 48 approved parking spaces and a garage on10.78 acres of land across two lots zoned for outdoor com- mercial storage. The property was formerly home to a high- end landscaping company. However, as the company’s clientele shifted further east and north, it looked to relocate and sell the property. The new owner, Outdoor Digs, is a rapidly growing landscape architecture, design and maintenance company servicing northern and central New Jersey. The company’s growth necessitated the ac- quisition of a facility with easy access to customers through- out the area that could house its landscaping equipment and service vehicles. Working closely with NAI James E. Hanson, the company was able to acquire one of the few prop- erties in the Oldwick area that is zoned for outdoor storage. “The outdoor storage sector continues to see tremendous demand from not only e-com- merce distributors but profes- sional services companies like landscapers that require well- located, secure and adaptable storage for their equipment,” said Schorr. “Leveraging my market expertise, I was able to work with both the buyer and seller to negotiate a deal that allows each to achieve their unique business goals at this property.” In northern new Jersey, NAI James E. Hanson has negotiated the sale of a 2,429 s/f building at 35 Essex St. in Hackensack. NAI James E. Hanson’s Anthony Cassano , vice president, represented both the seller, CDE, LLC, and the buyer, Sky Holdings Group, LLC, in the transaction. 35 Essex St. is a 2,429 s/f well maintained office build-
