OAHU HOUSING MARKET SEE

As summer winds down, Oahu’s housing market showed signs of cooling in July. Single-family home sales fell 7.4% year-over-year to 249 units, while condo sales held steady at 398 units. Year- to-date, sales declined 2.9% for single-family homes and 5.1% for condos. Sales prices dip slightly while pending sales and active inventory remain strong. In the single-family home segment, sales between $800,000 and $999,999 jumped 20%, making up nearly one-third of all transactions. For condos, units priced between $300,000 and $499,999 led the market, increasing 10.9% compared to last year. JULY HIGHLIGHTS: Median Sales Price: Prices are down in both markets — single-family homes dropped 5.7% to $1,075,000; condos decreased 3.7% to $490,000. Time on Market: Buyers took longer to commit. Median days on market rose to 20 for single-family homes and 50 for condos (up from 15 and 30 days last year). Inventory Levels: Active inventory increased 18.0% for single- family homes and 31.7% for condos. New listings edged up 1.7% for single-family homes (369 listings) but fell 4.3% for condos (647 listings).
