This coordination included all the building utility services (i.e., water, sewer, power, gas) needed to support the Parcel 8 programming. In addition, AKF provided a 1.0 MW gas engine life safety generator to support the building’s life safety needs, owner designated standby emergency loads, and subgrade emergency power loads in the event of a utility black-out. The mixed-use program of

the building also required seg- regating MEP services where possible for the residential, hotel, and retail elements to provide metering and billing, achieve system program de- sign and operations, and en- sure specific life safety systems associated with the program could be met. AKF designed extensive metering and sub- metering, all of which are in- tegrated into a robust Building Management System. The construction budget was evaluated throughout the design, while also consider- ing energy conservation and

sustainable measures. The project is pursuing LEED v3.0 Gold Certification. Sustain- able design elements include water-source heat pump sys- tems throughout, centralized ventilation to all rental and hotel guestroom units, and implementation of a stormwa- ter cistern to support Parcel 8’s cooling tower and adjacent parcel greywater needs. Project completion is sched- uled for mid-2022. Many of The Wharf ’s restaurants, shops, and venues have al- ready opened, bringing resi- dents, neighbors, and visitors

together to re-establish the city as a vibrant waterfront community. The Wharf boasts a marina, waterfront promenade, shops, restaurants, hotels, office space, multi-family buildings comprised of 1,377 residences, The Anthem performance venue, 10 acres of new parks and open spaces, and the lon- gest operating fish market in the country. The vision and construction of The Wharf is led by Hoffman & Associates and Madison Marquette, with 13 parcels being developed in two phases. AKF Group (AKF) is proud to be working on Parcel 8, a 13-story mixed-use building of approximately 386,000 SF with architecture inspired by ODA Architecture. The struc- ture will consist of multi-family rentals, a boutique hotel, and a commercial retail program. For the new development, AKF is providing mechanical, elec- trical, plumbing, and life safety design, as well as architectural lighting design by Lightcraft, a division of AKF. Once completed, the building will be an important part of the rejuvenated District Wharf, but the project’s program and overall building design created unique challenges for the proj- ect team to overcome. The optimization of 15 floor plates within a 150-foot build- ing height limitation resulted in tight construction floor elevations. To coordinate with the elevations, AKF provided primarily smaller decentral- ized mechanical systems to minimize equipment and dis- tribution sizes. This extended to electrical, plumbing, and life safety distribution to en- sure desirable ceiling heights throughout. Since residential and hotel areas require exten- sive MEP infrastructure, AKF worked closely with the design and construction teams to ac- commodate these needs. The below grade building foundation was designed by a separate design team whom AKF worked with to coordinate
