AUCTION INFORMATION
METHOD Tracts 1 – 11 will sell on a price per acre basis based on the surveyed acres and offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase any or all tracts for their high bid (in any order). Buyer’s Choice auctioning will continue until all the tracts have been purchased. We will then sell Tract 12 (the home and farm buildings) for a total, lump sum amount. The tracts will NOT be offered in their entirety at the conclusion of the auction. TERMS Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due on or before, Friday, August 6, 2021. Bidding is NOT subject to contingencies, including but not limited to: fi nancing, appraisal, and inspection. The seller will provide title insurance in the full amount of the purchase price and pay the 2020 real estate taxes, due and payable in 2021. The farm sells subject to a one-year cash rent crop tenancy. The seller will retain the fi rst half of the 2021 cash rent income and pay half of the 2021 real estate & drainage taxes. The buyer will receive the second half of the 2021 cash rent income and pay half of the 2021 real estate & drainage taxes. The Sny Drainage District Special Assessment Tax has been paid in full.
