Queensland's 2022 Smoke Alarm Legislation requires landlords to install interconnected photoelectric smoke alarms in each bedroom, hallway, and level of rental properties. Licensed inspectors are available to test and service alarms annually, especially before new tenants move in, and can also inspect and fix window coverings. Additionally, a new ACCC safety standard mandates that loop cords on window coverings over 1 meter in length be secured to prevent strangulation risks for children. Landlords are responsible for ensuring compliance with both smoke alarm and window covering safety standards. SMOKE ALARM COMPLIANCE AND WINDOW COVERINGS Properties with pools are legally required to have a valid pool safety certificate from a licensed inspector. We can help by verifying certificates on the Government register and keeping records updated. If your pool isn’t compliant, we can recommend inspectors to perform the necessary updates. POOL SAFETY STANDARDS Properties with gas installations, such as BBQs or stoves, require up-to-date gas compliance certificates or inspection reports. We can coordinate this requirement by recommending qualified inspectors to provide the necessary certifications and inspections. GAS SAFETY COMPLIANCE In Queensland, landlords are only allowed to pass on the full charge for water consumption at a rental premises if the premises are individually metered and if the property meets water efficiency standards for the entire period of the rental agreement. Our Team can help to arrange a check and water efficiency certificate if required. WATER EFFICIENCY Before a tenant moves in, a comprehensive bond clean is essential. This includes a deep clean of surfaces, floors, appliances, and air conditioning units. For fully furnished properties, mattresses and other soft furnishings should also be steam cleaned. We can arrange for reliable cleaning services to ensure your property is pristine for new tenants. Tenants are then required to do the same at the end of their tenancy. BOND CLEANING If your property is part of a body corporate, we’ll communicate with the body corporate manager to obtain any required by-laws or compliance certificates, ensuring we understand and follow specific regulations affecting tenants.
