Rapleys LLP are seeking a Head of Res- idential Development Agency who will oversee the team, driving and encour- aging the team in the provision of advice related to residential redevelopment and mixed use opportunities, from small scale projects through to phased schemes. You will be responsible for providing best in-class advice to clients in respect of terms for purchase and sale of residen- tial developments, using your knowledge of the market to proactively critique and advise on site appraisals, development audits/appraisals and providing agency advice whilst working collaboratively with a diverse and driven team. REDEVELOPMENT ROAD, BATTERSEA The project

CASE STUDIES

Rapleys was instructed by Lookers plc to maximise the redevelopment potential of the former Dovercourt VW site, Battersea, whilst providing a new generation VW dealership. Rapleys’ development team ap- pointed and led a project team that includes in-house town plan- ning and investment specialists, together with other consultants in- cluding architects and lawyers. The team undertook a detailed de- velopment feasibility survey, which formed the basis of a mixed-use Master Plan. The scheme includ- ed in excess of 120 apartments in three blocks over circa 90,000 sq ft, 3 storey VW dealership. The principles of development were negotiated with Wandsworth Borough Council and successfully included in the Borough’s site spe- cific allocations policy document for mixed-use development. The scheme was fully evaluated by the team and used as an indicative proposal upon which developers were invited to bid. Our solution • Rapleys selected Linden Homes to progress a planning applica- tion for 174 apartments and a modern VW dealership. Linden appointed Rapleys to submit the planning application • Once planning consent was granted the flying freehold for the residential element was sold to Linden for £18m and Linden constructed the new VW Dealership for Lookers plc. Rapleys’ Building Consultancy team monitored the build on behalf of Lookers plc • Lookers plc put in place a 25 year lease on the dealership and the freehold of the entire building, subject to the lease, was sold for £28m.

LAMBETH ROAD, LONDON The Project

This scheme was a joint venture between Kontiki Travel and Net- work Rail to deliver a residential student scheme next to Lambeth Palace. Rapleys were responsible for: • Identifying the opportunity in the Network Rail estate. • Undertake feasibility appraisal and pre-application with Lam- beth Borough Council. • Agreeing the terms of the Joint Venture between Network Rail and Kontiki Travel. • Marketing the asset with the benefit of a pre-application. • Agreeing terms with Downing Student Housing developer for a 133 studio student scheme and Gym • Negotiating sale and leaseback of refurbished arches.

WHITTLE SQUARE, GLOUCESTER The Project

TAYFEN ROAD, BURY ST EDMUNDS - SALE The Project On behalf of Pigeon Investment Management, we were instructed to openly market Tayfen Road de- velopment site, Bury St Edmunds. Which had outline permission for 59 homes and 129 apartments. We were instructed to seek unconditional offers for this development opportunity in the affluent town of Bury St Edmunds, Suffolk. Our Solution • Market an 8.70 acre site in the town of Bury St Edmunds • Outline consent for 188 units comprising of 59 family homes and 129 spacious apartments • Open market sale with good levels of interest • Sold to Weston Homes on an unconditional ba- sis who are successfully building and selling the units.

This mixed use (retail/residential) development is Phase 1 of the District Centre site within the Whittle Square scheme in Gloucester Business Park which formed part of the former Gloucester Aircraft Company site. Our role was to report to the Frontier Development Manager and undertake the following: • Identifying and acquiring site suitable for mixed use develop- ment in urban areas. • Make recommendations for a scheme fixes including making market recommendations to optimise uses. • Undertake feasibility, development appraisals and valuations. • To undertake all town planning activities from RIBA Stage 1 5. • Provide advice and assist the Development Manager in relation to procurement of contractors to deliver both infrastructure and buildings. • Work with the DM on all cashflow inputs. • Provide a Development monitoring role for CCIF. • Let/sell all finished units via Rapleys agency departments. • Create and dispose of any investment opportunities. • Set up Management Companies to manage the resultant devel- opments. Our Solution Rapleys acquired the site and obtained planning consent for all the uses in the Square. However, in this case Rapleys assumed a De- velopment Manager role in addition to its other responsibilities, pro- ject managing the construction of the flats with ground floor retail and separate parade of retail shops as well as the infrastructure in the Square.

SALE OF DOLMAN CLOSE, HIGH BARNET The Project On behalf of London Borough of Barnet and following the undertaking of a wider port- folio feasibility studies, we identified the Dolman Close Mortuary site as a surplus re- quirement. We were instructed to seek unconditional offers for this exciting development opportunity in the affluent Borough of Barnet. Our Solution: • Undertook a feasibility study for the site in May 2020. • Complex 0.59 acre site • Openly marketed the prop- erty and undertook in ex- cess of 20 viewings • Successfully sold the site unconditionally in March 2021 to Pocket Living for the comprehensive rede- velopment.

SURPLUS PROPERTY FEASIBILITIES, LONDON BOROUGH OF BARNET The project

On behalf of RE and LBB, Rap- leys was instructed to undertake the initial development feasibil- ities of nine potential develop- ment sites. Rapleys appointed and coordi- nated a development team in- cluding Planning, Affordable Housing and Valuation teams as well as securing services from an architect and cost consultant as sub-consultants. Our solution The Rapleys team considered various development options for each site: • Undertook consultations with LBB planning officers • Devised and made recom- mendations for an optimum scheme • The schemes were appraised and costed, and recommen- dations were made in respect of potential returns and de- velopment strategies • In addition, undertook sen- sitivity analysis in relation to changing variables as well as devising initial programmes.

LAND OF KENNETT LANE, CHERTSEY The Project Rapleys acts for Network Rail on a number of their development and disposal. This scheme is a joint venture between PSH Holding and Network Rail. Rapleys were responsible for: • Identifying the opportunity in the Network Rail estate. • Undertaking initial feasibilities as to the site’s development potential. • Agreeing a collaboration agreement between PSH Holding and Net- work Rail. • Agreeing and negotiating land assembly aspects including access. • Assisting in obtaining planning consent RIBA 1 – 3. • We are launched the site for sale on behalf of both JV parties and the site was successfully sold to P A Housing to provide affordable hous- ing.

DEVELOPMENT SALE, SAWSTON, CAMBRIDGESHIRE The project

On behalf of Hutchings & Harding Ltd, we were instructed to market their existing site in Saw- ston, Cambridge, which had become surplus to operational requirements. We were instructed to seek unconditional offers on the historic 2.5 acre site. Our solution • Complex 2.5 acre site with 3 listed buildings • Ensured that measured surveys were undertaken for the listed buildings • Openly marketed the property and undertook in excess of 30 viewings • Successfully sold the site unconditionally in July 2022 to a local Cambridge property com - pany
